![]() Take a peek at the peak. June is the peak month overall for Columbus real estate. Year after year June is the best performer in number of sold homes, highest list price, and highest sale price. If you’re selling your Columbus home, list it prior to June for the best month outcome. Sorry Columbus home buyers, you’re overpaying when you buy during June. Yes, it may be the most convenient time, but you are paying for that convenience. JUNE 2009 Columbus Housing Note: 3+ week delay provides greater accuracy of the prior months housing market (i.e. sold homes) HOME VALUE and APPRECIATION = Down $11,000 We’ve surpassed a loss in value year to date comparing JAN – JUL 2008 to 2009. We were down $10,000 during JAN – JUL 2007 to 2008. That means we’ve lost over $20,000 dollars in average value in the last two years. Prices were inflated, so it wasn’t a true value. We are correcting those over estimates. SOLD = 2,100 homes For being the peak month, June has the lowest number of sold homes in a decade. The $8,000 first time homebuyer credit has helped boost sales. It will not help as much as we need. We are at a saturation point with capable homebuyers. ACTIVE LISTINGS = 15,000 We’re sitting with about 35% more Columbus area houses for sale than healthy. Our recovery will continue to be long and slow at this rate. IN CONTRACT = 1,400 pending Our absorption rate, that’s how long it takes to sell out of available homes, is actually rising. That means we are placing more homes for sale than capable of being ‘absorbed’ or sold. This continues our real estate challenge. NEW LISTINGS = 3,800 Columbus has more than 150% new listings on the market than sold in June. Only about 1 out of every 10 Columbus area homes actually sell. More new listings means more competition to be the 1 sold. SALE PRICE = $169,000 No surprise that June is bringing the highest average sale price for any month this year. It’s all downhill from here. It’s very predictable. It happens every year. DAYS ON MARKET = 100 days or just over 3 months This number is right on track. It’s been 3 to 4 months for at least a decade. We will never understand why average range (non-luxury) homeowners are ok with being listing for nearly a year or more?! If you want to win like the Buckeyes at selling your home, take hiring a Columbus REALTOR very seriously. Many are losing far more than could be earned, because they are “playing” this market. The median sale price for a sold home was $187,000 with a price per sq. ft. of $95. The median number of days on the market (DOM) is 82 days or about 3 months. Sold Granville homes featured 3 bedrooms, 2 bathrooms & 2,420 sq. ft. IN CONTRACT: There are 12 homes currently in contract. The median list price for a home in contract is $216,700 with a price per sq. ft. of $96. The median number of days on the market (DOM) is 162 days or about 5 months. ![]() Original post on Story of Home: Granville Ohio 4th of July Parade 2009 My first visit to the Village of Granville Ohio was quite a surprise. A friend and I received an invite to visit Granville for their 4th of July parade a week ago. Little did I know when I arrived how amazing the day would be. I never expected the masses of people, rides, unique architecture and Americana charm of the area.
This go around … we’re talking 4th of July Parade.![]() ![]() ![]() I honestly thought it would be a small parade and average crowd in Granville. I was wrong. I learned a lot this day. ![]() ![]() The Granville High School Marching Blue Aces - Granville High Marching Band ... these guys and gals really know how to dance! They were great. ![]() ![]() ![]() ![]() Notice the kids - yes, two ... one is hiding behind the other - standing in front RIGHT UNDER the "BOOM" ... crowd pleaser! ![]() ![]() Granville is the kinda place where you get a sense of something other than commercial bottom lines. It has a sense of external self and history with an internal up-to-date lifestyle. The energy, time, and excitement during the 4th of July parade really showed how much the people of Granville love their area. Another first for me during the day was a sampling of Velvet Ice Cream … very good stuff. I had plenty, so technically it was more than a sampling. When something is good, you just go with it. Velvet Ice Cream is really that good. No hype. The Village of Granville has one aspect that makes any place special. Everything was walkable! I had to burn off some of that ice cream only to turn around and have more. The Story of Home will certainly return to Granville Ohio again. There’s a lot to explore, and with the right people to experience it, it’s a blast.
