![]() If one word would describe the early numbers for May 2009, it would be: Down. Now, don’t get down… the market is. We have to balance the down by staying “up” while accepting the truth. Here’s a preview. Final Columbus housing market charts for May will be available in a few weeks. The $8,000 dollar first time Columbus home buyer tax credit is lighting a small fire this year, but there will not be enough capable buyers to fix things yet. Having it is better than without it. MAY 2009 Preliminary Columbus Real Estate Market Report SOLD = Down. For May, it’s the lowest number of sold homes in a decade by 300+ properties. Even with an average price home value, that’s nearly $50 million dollars not flowing during one of our peak months. IN CONTRACT = Down. This is a tough one to swallow, because it’s a month ahead of schedule. In contract Columbus area homes went down slightly in May. It usually trends down in June. If that doesn’t tell you something?! It tells me a lot. NEW LISTINGS = Down in a GOOD way. Newly listed (or expired / relisted) home inventory is dropping which is good. It’s following the annual trend close enough. The challenge is how many available Columbus houses are for sale right now. It outnumbers capable buyers in an unhealthy way. AVERAGE SALE PRICE = Way Up, but… Ok, so you want to celebrate the average sale price being back up to the golden years of real estate (2003 – 2007). I’ll give you a moment to do that. [here’s your moment] The reality is this average price has little to do with your home value in Columbus. Why is the average home sale price up? $500,000+ That magic number is the reason. Last month, sales of Columbus homes with a list price of a half million dollars or more doubled. That increases the average. The exact opposite happened in November 2008 when Columbus housing sale prices, not your home value, decreased. HOME VALUE AND APPRECIATION in Columbus = Down. From January to May 2009, we’re averaging a home value $10,000 less than the same time last year. No matter where you are in central Ohio, if you own a home, you’re being affected. Even areas that aren’t loosing value have lost what could’ve been attained. I just went in contract on a Dublin Ohio home that should be worth a bit more. This is slowing down where gains could be made, and it’s crippling many where losses are still happening. APRIL 2009 Columbus Housing Report: Columbus housing market - CLICK HERE to see the picture graphs below Note: 3 - 4 week delay provides greater accuracy of the prior months housing market (i.e. sold homes) Many Columbus Ohio homes are sitting on market for so long, if you don't need to sell, take it off the market. Keeping it for sale for nearly a year to years looks to show that you don't need to sell no matter if your situation is good or bad. The positives: - We've not bottomed out, but Columbus and central Ohio real estate is finding a normal range ... at least for now. - New listings for May have dropped (so far). That good, because it's bucking the normal trend. - Columbus Ohio is still doing well enough compared to other places. The negatives: - [same as positive] We've not bottomed out, but Columbus and central Ohio real estate is finding a normal range ... at least for now. - 14,800 = the number of Active listings seeking a Columbus home buyer. It's too many, and will continue to be a challenge for quite some time. We have regressed 10 years! Keep reading. For all the positive upbeat stories of fantastic buying deals and first time home buyer incentives, we can't forget that there's still an underlying problem. The real estate sky continues to fall right now. The decrease in home value is actually a correction that is necessary, so it's good. Unfortunately, it's bad to be good. We have regressed 10 ... count them ... 10 years with nearly every category of real estate. There's a bigger problem. Not only have we regressed 10 years, but with an increased population, we are also adding more fuel to the Columbus real estate fire. Based on the current Columbus realty trend, the central Ohio housing market will be similar to last year (2008) in some areas and similar to 2000 and 2001 in all other areas. ![]() If you’ve had your home for sale over four months, why not take a break for two months. Take it off the market. Chances are not in your favor for selling right now especially if you’re concerned with the price. It is, however, the best two months to buy a home if you find the right one. Why not break your new home in right with a bit of snow shoveling? 1. You’ll definitely need one, and 2. You can afford a brand new shovel with the money you’ll save. Now, don’t get me wrong. The housing market is still moving. On average, over 1,100 properties sell in each month of January and February. Home sales, though, are a bit sickly compared to the rest of the year.
