Cole House Design, a home staging firm located in Georgetown, Ontario recently staged a home west of Toronto, where our client had placed a sewing area for herself, in her sons' basement toyroom. Although the placement of the desk in the room was fine, it was disorganized and cluttered, and did not really suit the real function of the room. Cole House Design moved the sewing machine and sewing supplies into the neighbouring laundry room, and instead turned the desk into a child's art area complete with craft supplies, paper, and bulletin board.
For little more than 20 minutes of our time switching things around, the art desk was a huge hit when the house went on the market!
Not surprisingly, a young family purchased the home!

Cole House Design, a home staging firm serving Halton and Peel Regions of Ontario, was called last week by a Realtor interested in doing a home staging consultation for a property that she was about to list. It's about a 45 minute drive from my office. Cole House Design has never worked with this Realtor before, but I felt that we made a good connection in the numerous emails and phone calls we had exchanged. The agent always promised me that when she needed a listing staged, I would be the first person she would call.
We set up the consultation, agreed upon the time and date, etc. A few days passed and the morning of the consultation I received an email from her telling me that the consultation had been cancelled. The homeowner had found a home stager in her area who advertised FREE consultations and they were going to take advantage of the offer. Of course the carrot was left dangling a little in the email, asking me politely if I could do the same.

I value my time. The hour and a half I would spend driving back and forth to this client's home doing a free consultation, is time that I could spend with a paying client - helping them sell their home faster and for more money. Cole House Design brings a lot of experience and knowledge to each consultation. You would not ask an electrician to come into your home and look over all of your electrical work, without thinking that you might have to write him a cheque when he's done, would you?
When hiring a home stager - sometimes it is not always in a homeowner's or Realtor's best interest to look for the freebie offers or extremely cheap consultations. You should always make sure you are hiring the right professional for the job. Saving a few dollars in home staging fees, can leave you with bad advice that could cost you thousands in the sale of your home or listing. For best results, invest in a quality home staging company, such as Cole House Design.

Cole House Design was just reading Pam Faulkner's blog: "Does the Addams Family Live Next Door to Your Staged Home?". It made me laugh and reminded me of this home:

This photo was taken at the end of March, and yes that's a Christmas tree sitting haphazardly in the urn. Christmas lights are still strung around the tree and the front of the house. Newspapers are piled up on the front porch. The driveway has a huge pothole in it. The garage doors have paint peeling off of them.
This home obviously has NO curb appeal, and this is how you DON'T want your house to look when placing a for sale sign on the front lawn. However, this home is NOT for sale...if it was it would likely be considered a fixer-upper by potential buyers.
Cole House Design recommends that before listing your home, make sure that both your front and back yards look well maintained. Many potential buyers will drive by a house that they are interested in, before they attend an open house or viewing. Will your curb appeal stand up? Have an urn or planter full of seasonal flowers on the front step for an added bit of colour and to draw buyers in. Make sure your garage and front doors are painted and in good condition. If you have shrubs or trees in your yard, give them a trim to allow buyers to see your house better from the street. Let potential buyers know that your house is well cared for, inside and OUT!

Hi everyone!
My name is Nicole Hurst, and I own a home staging and interior redesign company called Cole House Design in beautiful Georgetown, Ontario. Mind you I use the term "beautiful" very loosely right now as we are currently in the middle of a snowstorm and it is -6 degrees celsius outside. I think that groundhog was mistaken when he said Spring was on the way - LOL!
I have read many of the blogs about home staging and the real estate world in general over my first couple of weeks here on AR, and I have to say I have already gained some terrific insight and wonderful information about the industry. I look forward to hearing more about your experiences (good or bad), and for reading all of your helpful hints. I hope to find some time over the next few days to get some photos up of recent home staging projects Cole House Design has been working on.
