Unfortunately, foreclosures are still a part of our local Costa Mesa market.
Last year, the nationwide stats were recently published, and more than 2.8 million U.S. properties received a foreclosure filing in 2009, an increase of 21 percent from 2008 despite an estimated shadow inventory of more than 1 million properties where foreclosure has been delayed, according to the 2009 year-end report from RealtyTrac. Since the beginning of 2007 close to 6 million U.S. properties have received a foreclosure filing, and more than 2 million properties have been repossessed by lenders through the foreclosure process.
How do we fare locally in Costa Mesa? We are on par with percentages - at one point last year, approximately 45% of all homes were financially distressed. That is to say they either were short sales (with a notice of delinquency posted) or were a bank-owned property that had already gone through the foreclosure process.
Costa Mesa currently has about 167 homes for sale (Active- not in escrow), which is a pretty low number historically for this time of year. Low inventory is still a problem.
Of those 167 homes for sale, 59 are somewhere in the foreclosure process or bank-owned homes. That give us about 35% of current inventory, which is a big improvement from the 45% last year.
Hopefully this continues! California typically leads the market nationally for recovery, so we have high hopes for 2010.
