Collin County (Texas) Real Estate Statistics for May 2009 - Your Market Update

"Schoooooolll's OUT. For. THE SUMMER!" The sun is bright, weather is toasty and the BUYERS ARE OUT! Low interest rates, the $8000 First Time Home Buyer Tax Credit and plenty of homes to choose from are all attracting potential home buyers! Let's look at how Collin County real estate market shook out for May 2009:

  • Allen: 399 sales (-27% from prior yr); Avg sales price $234,394 (-8% from prior yr); Avg Days on Market: 86 (0% from prior yr)
  • Frisco: 1024 sales (-11% from prior yr); Avg sales price $278,134 (-7% from prior yr); Avg Days on Market: 86 (-10% from prior yr)
  • McKinney: 631 sales (-24% from prior yr); Avg sales price $220,302 (0% from prior yr); Avg Days on Market: 84 (+4% from prior yr)
  • Plano: 1020 sales (-30% from prior yr); Avg sales price $258,076(-5% from prior yr); Avg Days on Market: 66 (-8% from prior yr)

What strikes me the most are the number of sales that are down across the board in double digits for each city - down from 11 to 30%! NONE of the cities showed an increase in the average sales price.

What does this mean for home sellers? I'll say it again this month. LISTEN UP: It's CRUCIAL to price your home accordingly!! The first 2 weeks on the market are the most crucial. With fewer sales on the books, and many more homes to choose from coming on the market as the selling season gets going, your home needs to be the cream of the crop! You also need to have a REALTOR with an agressive marketing campaign and dominant internet presence. When interviewing agents be sure to ask about this! Also ask how the new Appraisal law will impact how you price your home.

Oh, how I LOVE this time of year! The sun is out, weather is getting warm and the BUYERS ARE OUT! Low interest rates, the $8,000 First Time Home Buyer Tax Credit and plenty of homes to choose from are all attracting potential home buyers! Let's look at how Collin County real estate market shook out for the April 2009. Here's a peek:

  • Allen: 308 sales (-26% from prior yr); Avg sales price $229.949 (-8% from prior yr); Avg Days on Market: 90 (-1% from prior yr)
  • Frisco: 778 sales (-9% from prior yr); Avg sales price $279,326 (-6% from prior yr); Avg Days on Market: 88 (-10% from prior yr)
  • McKinney: 468 sales (-24% from prior yr); Avg sales price $209,810 (-5% from prior yr); Avg Days on Market: 84 (-1% from prior yr)
  • Plano: 747 sales (-32% from prior yr); Avg sales price $261,590 (-4% from prior yr); Avg Days on Market: 70 (-7% from prior yr)

As we've seen in past months, the number of sales are down across the board in double digits with the exception of Frisco at -9%. Average days on market, however, saw a decrease in all 4 cities compared to 2008. NONE of the cities showed an increase in the average sales price.

The City of McKinney Parks and Recreation Department will hold its annual Easter Egg-Stravaganza on Saturday, April 11.

The activities start at 11 a.m. at Al Ruschhaupt Soccer Complex, 1986 Park View Ave.

Families will enjoy a fun morning full of games, prizes, activities, entertainment and of course the Easter egg hunt.Last year the egg hunt was broken down by age groups which is great if you've got little ones! Nothing can ruin an Easter egg hunt like having your toddler run down by a 10 year old on a mission to collect each and every egg!

  • Allen: 203 sales (-31% from prior yr); Avg sales price $224.427 (-10% from prior yr); Avg Days on Market: 93 (-3% from prior yr)
  • Frisco: 540 sales (-8% from prior yr); Avg sales price $27,283 (-8% from prior yr); Avg Days on Market: 90 (-13% from prior yr)
  • McKinney: 337 sales (-24% from prior yr); Avg sales price $202,320 (-8% from prior yr); Avg Days on Market: 83 (-9% from prior yr)
  • Plano: 530 sales (-32% from prior yr); Avg sales price $263,098 (0% from prior yr); Avg Days on Market: 72 (-9% from prior yr)
