What are the taxes in McKinney?

Aren't they lower than Prosper?

Does Frisco have higher taxes than Allen?

Collin County Home Buyers: When shopping for homes in neighboring cities one important piece of information to know is the city TAX RATE. One of the first things a buyer should do at the start of the home buying process is get pre-qualified for a mortgage from a reputable lender.

The lender will crunch the numbers and spit out a loan amount that Mr. Buyer qualifies for. This estimate will probably include a monthly payment, broken down into the Principal, Interest, Taxes and Insurance = PITI!

So, let's say Mr. Buyer find a home he LOVES in McKinney, TX for $200,000. Mr. Buyer's WIFE, Mrs. Buyer, finds a house SHE loves in Prosper, TX for the same exact amount - $200,000. And then there's one they BOTH fall in love with in Allen, TX for you guessed it - $200,000. The Mr. & Mrs. look at each other and have discussion after discussion about what home to go with.

After all is said and done with and they can't make up their mind, they say - OK, which ever home will give us the LOWEST monthly payment is the home we'll go with. Well, we know that since all 3 homes have the same price, the Principal and Interest will be the same. We'll also assume that insurance in all 3 cities is equal. That leaves us with the TAXES. Here is how the 3 cities break down:

1. McKinney, TX tax rate = 2.431490.(Note: Each tax rate is per $100.00)

$200,000/$100 x 2.431490 = $4862.98 per year = $405.24 per month.

2. Prosper, TX tax rate = 2.518990

$200,000/$100 x 2.518990 = $5037.98 per year = $419.83 per month.

3. Allen, TX tax rate = 2.355300

$200,000/$100 x 2.355300 = $4710.60 per year = $392.55 per month.

Mr. and Mrs. Buyer look at the figures, and decide on the Allen, TX home!

McKinney Spotlight On: Rick's Chophouse! They're Bringing Sexy Back to McKinney!

My sweetie and I recently celebrated 8 *glorious* years of marriage. I couldn't remember if we were supposed to exchange paper or linen or bath mats or whatever for this year, so instead I begged kindly asked my hubby if we could try out a place I've been eyeing for several months weeks - Rick's Chophouse! Hey - beats eight babies, right? It is located down on the Square... as is every other place I frequent lately...next to Landon Winery.

We went on a Monday night, and even though Monday's aren't traditionally busy fine dining days, it had a fair amount of patrons. The atmosphere oozed romance! Everything was beautiful - from the rich wood floors to the original limestone wall, it was just the perfect place to celebrate a special event.

Given my recent obsession with fine dining TV shows (Gordon Ramsay and Top Chef!) I felt comfortable with the menu and the quality of the dishes they served. I was giddy over the Double-cut Pork Chop (stuffed with Bacon, Caramelized Onions, and Goat Cheese, Braised Cabbage, and Texas Peach Chutney). It was supposed to come with a Potato Cake, but given my South Beach Diet restrictions, the waiter graciously offered to substitute grilled mushrooms. To. Die. For.

I don't even care what my husband ate for dinner. I was in heaven.

But, for the sake of this blog post and review, I asked him. He ate the Cowboy: a Bone-In Ribeye, Loaded Baked Potato, Béarnaise with generous Onion Rings!

The waitstaff couldn't have been friendlier. The food couldn't have been cooked better. And I guess my company wasn't too shabby either (wink, wink to my hubby).

To top it all off we recieved a complimentary dessert - the Texas Pecan Pie with Whisky Chocolate Sauce and Vanilla Ice Cream. OK, so it wasn't on South Beach, but that went out the window - Hey - it was FREE! Who am I to be rude and turn it down?

My bottom line - GO CHECK IT OUT! Leave the kids at home and soak up every ounce of goodness this place has to offer!

Collin County Real Estate Statistics for February 2009

The weather is warmer, trees are starting to bloom and real estate market activity is coming to life. Just how did the Collin County real estate market shake out for the February 2009? Here's a peek:

  • Allen: 109 sales (-38% from prior yr); Avg sales price $229,051 (-7% from prior yr); Avg Days on Market: 96 (- 1% from prior yr)
  • Frisco: 284 sales (-15% from prior yr); Avg sales price $285,712 (-2% from prior yr); Avg Days on Market: 90 (-17% from prior yr)
  • McKinney: 188 sales (-33% from prior yr); Avg sales price $207,463 (-8% from prior yr); Avg Days on Market: 78 (-17% from prior yr)
  • Plano: 318 sales (-30% from prior yr); Avg sales price $265,662 (+4% from prior yr); Avg Days on Market: 73 (-10% from prior yr)

The number of sales are down across the board in double digits...more than 15% across the board. Average days on market, however, saw a decrease in all 4 cities compared to 2008. Plano was the only city of the four to show an increase in the average sales price.

What does this mean for home sellers? It's STILL important to price your home accordingly!! The first 2 weeks on the market are the most crucial. With fewer sales being reported, and more homes to choose from, your home needs to be the cream of the crop!

Stone Brooke Crossing - McKinney, TX - Spring Garage Sale & Open House Tour - 4/4/09!

Start clearing out your closets, because Saturday, April 4th Stone Brooke Crossing will have its Third Semi-Annual Community Garage Sale and Open House Tour! There will be a 3-day ad in the local newspapers and an ad in the Dallas Morning News promoting the event. Community maps handed out that will direct people to the Featured Open Houses and Featured Garage Sales. The maps will be handed out at the corner of Crutcher Crossing and Turtle Court and there will be signs and directionals into our neighorhood from 7:00 - 2:00. Make sure you come and grab a donut near the parking lot of the SBC Community Pool, and say Hello!

To be a Featured Garage Sale, go to our neighborhood blog - Stone Brooke Crossing. All featured garage sales will have special balloons at their home identifying them as a featured home. The cost is only $15.00 to participate and must be turned in no later than Monday, March 30.

To be a Featured Open House, please have your real estate agent call us for registration information. We will send them a registration form so that you can participate. The Featured Open Houses will have exclusive advertising and visitors to these Open Houses will have the opportunity to win some awesome prizes! What a great way to get some traffic in our awesome neighborhood and to show off your home! The deadline to sign up as a featured Open House is also Monday, March 30.
