Tuscany Heights at Peregrine is a luxury home enclave with just 38 home sites. The views are “must see.” But when it is time to head for work, or a night on the town, I-25 is just 4 miles away.
Just down the hill is Woodmen Roberts Elementary, an Academy District 20 school. Around the corner from the school is Woodmen Valley Park. There are a number of other parks and popular hiking trails in the area.
The Rockrimmon branch of the Pikes Peak Library system, rated in the top 10 in the country, is about 4 miles away.

Comstock Village is one of the larger neighborhoods in the Rockrimmon area. It is a mature community with large trees and abundant indigenous wildlife.
There are 595 homes nestled in the foothills of the Front Range of the Rocky Mountains.

Homeowners in Comstock Village enjoy a wide variety of views. These views include thickets of trees, hillside views, mountain views, which in some cases include Pikes Peak.
In keeping with Colorado Springs heritage of parks, trails and open space, there are forty four acres of common areas and trails encompassed within the boundaries of Comstock Village.
Before deciding to buy in the Rockrimmon area and Comstock Village in particular, you should be aware that the Rockrimmon area including Comstock Village is home to many species of wildlife including deer, bears, foxes, mountain lions, coyotes, bobcats, rabbits and squirrels.

The homes are surrounded by extensive areas of natural landscaping and forested areas. It is not practical or feasible to attempt the relocation or reduction of wildlife population.
No governmental agencies will respond to a request for trapping or eliminating indigenous wildlife unless it is a life threatening situation.

The majority of the houses were built from the mid 70’s to mid 80’s. The smallest are 1,500+ square feet, the largest 4,500+, with an average of about 2,700+ square feet. 25% of the houses are larger than 3,000 square feet.
Since most of these houses were built 20-30 years ago some are in original condition but some have been extensively updated. There can be excellent value in purchasing houses at either end of the spectrum.

While residents enjoy semi-rural living they are just 5-6minutes from I-25.
The South gate of the Air Force Academy is about 4 miles away. The Briaragte Business Campus is one exit north of the Academy entrance.
There are wide-ranging retail stores within 10 minutes including Sam’s Club, Home Depot and numerous specialty stores.

At the north end of the subdivision is Foothills Elementary School and Foothills Park. The park connects to an extended trail and green space which goes south about a mile and a quarter until it connects with Golden Hills Park.
Eagleview Middle School is about a mile away. All Comstock Village homes are zoned to highly commended Academy District 20 schools. There are numerous special programs and activities depending on a student’s interest and needs.
Because of the variety of sizes and updates, asking prices range from the low 200’s to mid 300’s with a median in the high 200’s.

With nearly 600 houses in Comstock Village there are often a dozen for sale. However finding the size, floor plan and updates you prefer can take some time. As the crow flies, these single family homes at Centennial Glen are within a mile of the Pike National Forest. They are just about as far west in Colorado Springs as you can go and still find the design, and features of recent construction.

The hybrid of single family houses with the patio home concept of maintenance free living has been a huge hit in Colorado Springs. Centennial Glen follows that successful pattern. The monthly HOA fee covers covenant enforcement, common utilities, lawn care, snow removal and trash removal.
All Colorado Springs neighborhoods can have wildlife show up unexpectedly. That is especially true in the Rockrimmon / Peregrine area since they are west of Interstate 25 and the closest to the mountains.
In Centennial Glen you can count on seeing deer, rabbits and squirrels, sometimes in your yard. But you may also see (hopefully just in the area and not in your yard) bears, foxes, mountain lions, coyotes, and bobcats. All of these indigenous animals are naturally wary of humans so you shouldn’t have a problem. But you may see them occasionally.

Centennial Glen was built out in the early 2000’s.
There are about 50 home sites. The smallest floor plans are 1900+ square feet and the largest are 3,900+. The average size is just over 3,000 square feet.

About half of the houses have an oversized garage.
These floor plans tend to be popular with buyers. The houses may include some of the following, granite counter tops, open kitchens, stainless appliances, Alder cabinets, built in speakers, stucco exterior, Trex decking, vaulted ceilings, Jack & Jill bathrooms, and large walk in closets.

If there is a possible drawback to this neighborhood it is distance to schools. While the vast majority of the Rockrimmon area is zoned to the Academy District 20 schools, the far west side of the area is zoned to District 11 schools.
From Centennial Glen to Trailblazer Elementary is about 1.75 miles south on Centennial Blvd.
Holmes Middle School and Coronado High School are further south on Centennial Blvd., about 6 miles from the subdivision.

Asking prices for the smallest houses might be in the mid 200’s while the larger houses may bring mid 400’s. The median asking price is typically in the mid to upper 300’s.
Since there are only about 50 houses in Centennial Glen the more lead time you have, the more likely you can find the house that best meets your preferences. Woodmen Pointe in the Briaragte area is a relatively new subdivision, built during the mid 2000’s. In keeping with Colorado Springs reputation for having an abundance of parks, Woodmen Pointe has three parks, Buckskin Charlie park, Frank Castello park and Fairfax park.

These homes are zoned to the highly recognized Academy District 20 schools. Elementary schools, Timberview Middle School, Liberty High School, District 20 stadium, and the East campus of the Classical Academy are just minutes away.
Just around the corner at the intersection of Woodmen and Powers is St. Francis hospital, recognized as one of the 50 best hospitals in America. There are numerous doctors’ offices nearby.

Woodmen Pointe is close to major shopping centers that include Walmart, Sam’s Club, Target, Home Depot, Lowe’s, Hobby Lobby, Old Navy and a local favorite Bird Dog BBQ. The nearest IMAX theatre is just 5 miles away.
Life Time fitness, Villasport and the YMCA have outstanding facilities nearby. The John L. Stone park which features a skate board area is also nearby.
Houses in Woodmen Point vary from 2,600+ to 4,300+ square feet. Most are two stories.

Asking prices range from the low 200’s to mid 300’s.

Woodstone is a large subdivision of 270+ homes in the Rockrimmon area. Most of the homes were built from the mid 80’s to the late 90’s.

Variety is the name of the game in Woodstone. Floor plans vary from ranchers to 5 level homes. Square footage varies from 1,273 to 4,889.
While these homes are just a couple of miles west of I-25 the mountain views make it seem as if you are living miles from the city.

The houses in the community are zoned to Academy District 20 schools.
Just to the north of Woodstone is the Air Force Academy so you will see plenty of pilots in training in the sky.

One of the advantages of being a large subdivision is having a big park right in the subdivision.
There is a long rock and tree filled drainage creek that runs between the back of the houses on Dancing Horse Drive and Carlson Drive. Just right for the adventurous to explore!
Given that the square footage and year built varies so much, asking prices in Woodstone run from the low 200’s to low 400’s.
