Flying Horse is located in the Northgate area of Colorado Springs. This luxury community is on the northern rim of Colorado Springs; it is close to the Air Force Academy, I-25, the city of Monument, and not too far from Denver. Homes in this area have spectacular views of Pikes Peak and the front range.

The average age of residents in Flying Horse is between the age of 35 and 50 years. It is anticipated that the Flying Horse Community will take 10-12 years to complete. Powers Blvd will also be extended further north through this community.

 

Flying Horse is located in School District 20 and has opened Discovery Canyon, a K-12 school campus.

 

In addition to a trail system, there are three parks in Flying Horse Ranch: Barefoot Park, Frog’s Leap Park, and Angel Mist Park.

This master plan community is comprised of the villages listed below, in no particular order:

  1. The Village of Toscano
  2. The Village of Saratoga
  3. The Village of Calistoga
  4. The Village of Syrah
  5. The Village of Solera

Each Village is unique when it comes to price range, available floor plans, location, and builders. Buyers can choose from production, semi-custom, or custom builders depending on where they buy a home in the community. Price ranges for homes are anywhere from $300,000 to $4,000,000. If you want low maintenance living, Classic Homes, offers six new floor plans for patio homes in the Village of Saratoga. Classic Homes will be bringing Encore, an Active Adult Community, to Flying Horse in 2009.

All residents of Flying Horse have access to the Clubhouse and Athletic Club and Spa with a paid membership. There are two types of membership: the social membership and the club membership.

What is the difference between the memberships?

The social membership has an initial fee of $9,000 and a monthly fee of $450/month. It allows residents to utilize the Athletic Club and Spa and play on the 18-hole Flying Horse Golf Course up to eight times a year (for an additional fee). Conversely, the club membership has an initial fee of $39,000 and a monthly fee of $450/month. This membership includes the Athletic Club and Spa in addition to unlimited golf. As far as incentives are concerned, many builders and developers are paying the club or social membership if buyers purchase a new home. There are HOA dues in Flying Horse and they vary by area ($55-$500), these dues are separate from the monthly membership dues.

 

The Clubhouse offers casual and formal dining, banquet rooms, men’s and women’s locker rooms, a golf shop, a tennis shop, and a wine locker where residents can rent space.

 

The Athletic Club and Spa offers indoor basketball and volleyball courts, a weight room, cardio equipment, a Yoga and Pilates studio, an aerobics room, Kids Cabin (daycare), casual dining, indoor and outdoor tennis courts, men’s and women’s locker rooms, and heated outdoor pool. The lower level has massage/spa rooms and an area for manicures and pedicures.

New homes in Colorado Springs - Cordera

The Cordera Community is a 625 acre, master-planned community that is expected to be completed in 2016. A total of 1,400 homes are going to be built in this subdivision of Colorado Springs. The Cordera community can be seen as you are driving along Powers Blvd., but it is best to see the community up close if you really want to get a feel for it!

Cordera is situated in School District 20 with the new Chinook Trail Elementary School located right in the Cordera community. The new school currently accommodates students from K-5 and may possibly expand to grades K-8. The elementary school focuses on International Studies and children have the opportunity to learn Mandarin Chinese starting in Kindergarten.

New home prices in the area start in the $300’s and the local builders include: Campbell Homes, Keller Homes, Saddletree Homes, Symphony Homes, and Vantage Homes. Each home is 100% Energy Star Certified and offers 360° views of unique architecture (not just the front of the home). Lots vary in size and can be between 6,000-15,000 square feet. So what are a few unique aspects of the Cordera Community?

  • Every home is located on a cul-de-sac street which offers a quieter and safer environment for homeowners.

  • Each new homeowner receives a free landscape design and is also given two free trees. The community is thinking ahead and plans on having beautiful tree-lined streets like the downtown area of Colorado Springs.

  • Cordera has lower property taxes when compared to the Wolf Ranch and Cumbre Vista communities.

  • Don’t like hearing garbage trucks in your neighborhood every day? Then you will like Cordera because trash for every resident is picked up only one time a week, on Friday. Trash service is also included in the monthly HOA dues of $100.

  • If you want an extension to your backyard, Cordera offers two storybook-themed parks and 4.5 miles of trails for their residents.   • Feel connected with the community. The Community Center has seasonal events for Cordera residents and offers ample space in their Community Center and on the Grand Lawn for gatherings.
  • HOA dues are $100 per month for residents. It includes trash service and use of the Community Center.

Community Center

The Community Center is managed by the YMCA and its amenities are exclusively available to Cordera residents. All fitness machines are equipped with their own televisions and cameras (to view the child care room). Free aerobic and yoga classes are also available. The salt water based, heated, outdoor swimming pool also has a zero entry splash park for children. The Green meeting rooms can be reserved for birthday parties and other socials by residents three times a year, free of charge. The Grand Lawn was tailored to the Secret Garden theme and is the main gathering area during seasonal events in the community. Residents can visit with one another and have a cup of coffee in the Internet Café after their workout.

Colorado Springs Area Home Sales - November 2008

There were a total of 499 single family home sales in El Paso County for November 2008. There were fewer sales in Colorado Springs last month when compared to previous months this year. Hopefully, the Colorado Springs Real Estate Market will see a better turnout for the month of December.

The Powers area of Colorado Springs took the lead for the month of November with a total of 63 home sales. The Northeast area took the biggest piece of the pie in October with 63 sales. Looks like 63 is the magic number!

The East and Southeast areas came in second with 40 home sales. Pricing correctly in this current real estate market is critical in order to get a home sold.

Single Family Home Inventory Statistics for El Paso County - November 2008

Home inventory decreased by 11.4% for the month of October 2008 when compared to June 2008. We had the highest number of Single Family Homes for sale in June which is not surprising since inventory is normally highest during the summer months in Colorado Springs.

Single Family Home Inventory in the Pikes Peak MLS has also decreased by 7% when comparing November 2007 to November 2008.

Looking at stats for November 2008, Single Family Home inventory in the Pikes Peak MLS is sitting at 11 months (compared to 9 months last month). Colorado Springs will reach a balanced market when inventory drops down to 6 months.

Single Family Home Sales for El Paso County - November 2008

Homes sales dropped by 23.1% in El Paso County for the month of November when compared to the previous month of October.

There were 168 more single family home sales in November 2007 when compared to total single family home sales for November 2008. Although there were fewer sales than this time last year, there were an additional 420 single family homes on the market in November 2007.

The average ($213,466) and median ($187,000) sales price decreased when compared to the previous month of October. The average and median sales price were lower this month than any other month so far this year.
