The Numbers are in for Como Park!!!

Como Park has held its own in 2008 and still remains one of the best places to live in St. Paul! The most recent report was just released by Minneapolis Association of Realtors. You can see that Homes in Como Park have maintained their value better than other surrounding St. Paul areas.

The average sales price in Como Park has dropped about 10.8% from 2007 to 2008. In 2008 sellers were still receiving about 93.5% of the asking price of their home (-2.3% change).

The number of homes for sale has dropped from 469 (2007) to 381 (2008). This is a reduction of inventory by 18.8%. This is a great news for anyone looking to sell their home in Como Park. The number of closed sales from 2007 to 2008 has also seen a slight decrease from 230 to 197, a 14.3% reduction.

The month of December is COLD...But Real Estate is heating up!  Mortgage Rates are now at the lowest point they have been in 5 years (since 2003).  The Minneapolis Association of Realtors (MAAR) tracks a combination of home prices as well as mortgage rates to determine "The Housing Affordability Index."  According to MAAR, The Housing Affordability Index is at 180 - The BEST it has been in 18 YEARS!

The Short Sale/Foreclosure market accounted for 53.1% of the pending sales with a substantial difference in Median Sale Price ($95,000)!!!
