Dear Active Rain consumers,
I'm here now is all I can say. I missed you while I was out. My Dad got really sick and passed away. My middle son moved back home & we struggled with that routine too. Business has been wonderful. I have been blessed with wonderful sellers & buyers thruout this past 6 months. Christmas is upon us & I am so thankful to have my health (extra pounds, ughhh) but nevertheless I am thankful for all that is in my life. Thank you for coming back. I look forward to writing about these past short sales that have been approved, the buyers that I have gotten into houses & my wonderful family that I love to share with all of you.

Now isn't this the coolest garage door. I'm sure it's a one of a kind. It so matches the yard. They have this parklike front yard too. If you want to see it in person, go to the community center in Ripon. It's across the street from the tennis courts. If it's a hot day, hopefully their kids are selling lemonade like yesterday morning.

The homes in the above newsletter are all the homes that went pending in Tracy, CA last week. Notice the color coding to make things easy. (green)=the number of stories (red)=garage size (*)= there is a pool (brown address color)=the house is Tracy country property.
Noah's corner is the biggest hit in this one. It is my 11 yr olds version of his world summarized each week. I am off my crutches. i visited my cousin Michael's new house and saw my family. we are going to the A's and Yankees game today.
Allergies & Showing homes...do they go together?
I have the worst seasonal allergies. I look like a little kid with a red chaffed nose & I am carrying my box of kleenex around. Allegra, Singulair & Qvar are all in my system constantly and I am still a sniffly sneezy girl. I am like a few of the seven dwarfs all in one.
It's hard to be a realtor with allergies but the show(ings) must go on. lol If I could hide in the house thru this season I would, but I can't so I won't. So today, I drove to Stockton to show 4 properties in the windy rain (while sneezing my brains out). I sound whiny (cause I am). It went well, we didn't buy anything yet, but they are thinking about it.
If you have bad seasonal allergies, would you go out & show property? that's my million dollar question

There is a short sale currently for sale in Manteca CA that my buyer really really really (did i say really?) wants. The issue is that the current realtor said, it is going to foreclosure & will be going back to the bank. Now What? see the questions in italics from my buyer below:
Do you think we will get it cheaper from the Bank?
It's hard to say. I would love to say yes, but I just don't know.
Okay thats better than NO.
How long do you think it will take for the bank to be ready? So we can put an offer in. More or less.
I have to check the foreclosure date. Sometimes it takes a couple months. Foreclosure date is set for June 1st.
What does that mean?
That is when the bank is scheduled to take back the house. The bank cannot sell it till they take it back.
So that means we can put an offer in around that time???
Not till it is assigned an agent. Shortly after foreclosure we should see a paper in the window that states who the agent is and I will call once that happens.
