In anticipation of Hurricane Irene hitting the CT coast , the Fairfield Police Dept has issued the following press release:
The First Selectman Michael Tetreau, is declaring effective immediately, a STATE OF EMERGENCY for the Town of Fairfield. The storm is extremely dangerous and residents need to take it seriously. It is likely to have heavy rains and wind, followed by flooding and prolonged power outages. Preparations should be made and plans implemented by 4 pm, on Saturday August 28th.
The decision was made after consultation with the Emergency Management Team and with the understanding of the inherent dangers associated with the impending storm.
In addition to the State of Emergency, the First Selectman has decided to close Town facilities, effective starting Saturday August 27th at 8:00 am, all Parks, Ball Fields, Beaches and Libraries will be closed.
Advisory to the Fairfield Beach area residents as well as residents who have experienced flooding issues in the past.
Voluntary Evacuations are in effect immediately for all streets south of Edward Street.
Mandatory Evacuations start on Saturday August 27th at 12:00 noon.
Please be advised that utility power in this area may be cut off if required for safety.
Evacuees may report to the Roger Ludlowe High School starting Saturday August 27th at 12 noon, where a shelter has been established. Residents are advised to bring with them clothes, medicines and any paperwork or identification they deem necessary to protect. The shelter will staff and is prepared to accept a separate area for pets.
Town Roads will allow limited travel only, starting Saturday August 27th at 4:00 pm.
Town has established Emergency phone lines for information please use 203 254-4899. The hurricane is expected to impact the Town from Saturday August 27th at 4:00 pm, through Sunday August 28th at 4:00 pm.
Additional note for residents: The Emergency Communication Center “911” should be limited to true emergencies involving life threatening situations only. Do not call for incidents involving utility interruptions or transportation issues during the storm and do not call to report damage to personal property until Tuesday August 30th.
Another scorcher here in Fairfield CT. And the humidity is back, making it a perfect day to sit in the office and pore through statistics and market data.
There are currently 89 listings classified as "Fairfield Beach Area" by the local MLS - my work focus is typically on the pure Fairfield waterfront properties - of which there are maybe 18 that qualify (meaning they are on Long Island Sound or Pine Creek near the Sound .) For today's discussion, I am not including any Sasco Creek or Southport properties - those I will cover later in the month.
The Fairfield Beach properties range in price from $ 580,000 for a bungalow (generally used as a Student Rental for Fairfield University students) in the college section to $ 3.0 million for a 3500 square foot waterfront contemporary. In between are a host of options, from teardowns and investment opportunities to really really beautiful homes either on sandy dunes overlooking the Sound or large homes with docks on Pine Creek (with views of the Sound.)
Unlike last summer where there were very few sales, this year we have seen some good movement. Maybe it's the fact that banks have re-opened their credit for second homes, maybe it's "the economy", or maybe a combination of both. Either way, there is a limited amount of true waterfront property that is located within an hour of New York City in a "Top Town" That said, there is still an oversupply of Fairfield Beach inventory at prices far below the highs of 2006.
Drilling deeper, there are several Sellers very anxious to sell before summer's out - so if you have any opportunistic buyers, send 'em over. I can almost guarantee that prices will be higher next summer! There was just a nice price reduction on a spectacular Pine Creek Avenue home, and another creek home is even giving away a boat with the purchase of the home! This beautiful oceanfront property has a pristine beach - and this home comes with a cottage and dock. If you just want to test the waters, we even have an amazing rental right on the Creek across the street from the Beach for just $2,000 per month!

It's a million degrees again here in Fairfield, CT Real Estate seems to be the last thing on people's minds... which means SOMEBODY out there can get him or herself a fantastic deal.
I rarely tout a "buyer's market" or "seller's market" but I can tell you that there is a large group of Sellers in Fairfield that are simply beaten down this summer. After a promising Spring, business has fallen off the last few weeks, and I feel like I am the only person in Fairfield Real Estate that is not on vacation.
Maybe I should just give up and go to the Cape for a week.
But I keep thinking about my frustrated sellers who have endured record high heat and humidity, while dealing with record low buyer turnout and showings. They just want to sell the damn house.
And now I see that mortgage rates hit another record low today - and I am wondering where are the smart buyers who can obtain extraordinary Buying Power .... and buy the home of their dreams which was out of reach just a few short years ago....
If the phone doesn't ring today, it's off to the Cape!
