That was 247 fewer than the homes sold the previous month.

Salt lake Homes sold in 2009 were less by 86 homes for sale.

July 09 Homes sales decreased over $40 million dollars from 08 July sales.

The average price of a Salt Lake County Home Sold in July of 09 was almost $250,000.

The average price of the Salt Lake homes sold in July 09, was 6% less than in 08.

Salt Lake Homes sold for 86% of the listed price of homes for sale in SLC.

Average price per square foot this July ($101.68) was almost $17.00 less than a year ago.

Days on the market have increased from 110 days in July 08, to 117 days this year.

Best "Buyers Market" Areas of Salt Lake Homes For Sale !

Almost every day we are asked "what areas are the best buyers markets for Salt Lake Homes For Sale".

Buyers market meaning where are home sellers having the most trouble selling their homes? The theory being that that is where the best home buys are.

The rule of thumb is generally considered that if the supply of homes for sale is projected to be on the market for over 6 months, we have a "buyers market". If the supply of homes for sale looks like it will take less than 6 months to sell then we are in a "sellers market". See absorption rates.

You may say, that's simple enough. But wait!

It's not real simple because even within certain communities, a certain type of home or condominium can be in a buyers market while right next door you can find a home for sale that would be considered a sellers market property. An example of that could be an older condominium in West Jordan being in a buyers market because so many new Condos and Townhomes have been built in W.Jordan in the last few years that an older West Jordan Condominium takes much longer to sell.

The flip side of that is that older condominiums in Cottonwood Heights would be at a premium because so few new condos have been built. So, you have a sellers market.

Having said all that however we are going to try to paint with a broad brush for you and list the areas around Salt Lake City and the overall absorption rate of homes for sale.

Salt Lake County: Overall SLC is a buyers market w/ an absorption rate of 7.31 months on an inventory of 7,671 homes for sale.

Herriman Utah: Homes for sale in Herriman UTare now in a sellers market as the absorption rate has been reduced to 5.86 months on homes for sale in Herriman numbered at only 287.

Taylorsville Utah: Is a buyers market as the 246 Taylorsville UT homes for sale are expected to sell in 5.90 months.

Riverton Utah: on 267 homes for sale in Riverton UT, the absorption rate is 6.51 months. This makes Riverton a buyers market, but trending very fast in favor of the home seller.

West Valley City Utah: WVC is currently in a buyers market with an inventory of West Valley City Home for Sale of 606 with an absorption rate of 6.83 months.

Salt Lake City UT: There are 2,345 homes and condominiums for sale in Salt Lake Citywith an Absorption rate of 7.02 months. SLC is a home buyers market.

Midvale Utah: Homes and Condominiums for sale in Midvale are turning in about 7.04 months making Midvale a buyers market. This is a market where older homes in midvales better neighborhoods are probably enjoying the benefits of being in a home sellers market.

West Jordan Utah: The 759 Homes for Sale In West Jordan have an absorption rate of 7.07 months which would make homes in W. Jordan part of a buyers market.

South Jordan Utah: Homes for sale in South Jordan number about 464 and will take about 7.56 months to be absorbed. A buyers market.

Draper Utah: On 518 Homes for Sale in Draper UT, it is considered a buyers market as at current sales levels these homes will last for about 8.14 months.

Murray Utah: Murray UT has 258 Homes for sale and those are projected to sellout in about 8.14 months. Murray homes and condos are in a buyers market.

Cottonwood Heights Utah: There are 182 Homes for Sale In Cottonwood Heights which is considered to be a buyers market by virtue of the 8.53 month absorption rate.

Holladay Utah: The 264 Homes for sale in Holladay Ut should take about 9.66 months to sell. Holladay UT is a buyers market.

Keep in mind that the previous findings only measure a certain segment of each market and if you are considering a Real Estate investment in any of these areas ask your Realtor to determine a specific absorption rate for you by type of homes for sale and price range.

Existing-home sales rose for the third consecutive month with inventory easing and home prices declining less sharply in June, according to the National Association of Realtors®.

So said the editor @ Real Town, a Real Estate Industry authority and publisher of numerous blogs and forums. I'm going to share with you some of the comments made in the article to give you an idea about some of the national statistics and opinions about whats going on in Real Estate that could help with local home buying or selling decisions. Here are some national statistics worth noting if your looking to buy a house in Salt Lake City.

  • Existing home sales including condos increased by 3.6% in June.
  • That's only 0.2% lower than a year ago.
  • Lawrence Yun, NAR chief economist "We expect a gradual uptrend in home sales".
  • Home mortgage rates rose to 5.42% in June from 4.86% In May.
  • The rate for a conventional home mortgage was 6.32% in June of 2008.
  • Available existing homes for sale were down .4% from May.
  • Homes for sale inventory is 14.9 below a year ago.
  • NAR showed first time buyers accounted for 29% of all housing transactions.
  • Number of buyers looking for homes for sale is up almost 12% over last year.
  • Median price for a home has declined 15.4% over the last year.
  • Condominium sales increased 14% since June of 2008.
  • Number of existing home sales in the West increased by 11.5% last year.
  • The median price of homes sold last year was down 24.9% from June 2008.

So there you have it some pretty good numbers from which to help you spot trends and make your own decisions about buying a home in Salt Lake City.

Remember though, all Real Estate is local.
