It is interesting to look at the market research and figure out how buyers find theirMagnolia homes. Do they have a great Magnolia Realtor out there pounding the street? Maybe.. But , most Magnolia homebuyers start on the internet. Don't get me wrong - I also am quite proficient at pounding the pavement for my clients, but if you want to get the most exposure when selling your home, then go with the best internet Magnolia listing agent possible. We will surprise you. I promise.
These Magnolia sellers had several of the TOP Magnolia Realtors out and all of them with the exception of us told them that their home was worth far less than what we at Cooper Jacobs ended up listing it for. Not only did we take the time and really evaluate the market price that would hold up in the Magnolia real estate market, but we also took into consideration the current homes that were on the market - the ones that the buyers would be comparing ours to while on tour. Comparing your home to your current competition is a far better method of determining value than looking at historical sales. Sold comps are valuable as well, but the buyers on the street don't care about those. If they like yours better and the price is in line with the others they are looking at, then you are going to look good. In addition, you have to take into account the Magnolia foreclosures and short sales on the market - there aren't a ton, but they do affect your value. This Magnolia home was sold for over list price in just 3 weeks with multiple offers and many Magnolia listing agents and appraisers have called us since asking us to explain. The explanation is simple: take the time to really serve the client with both pricing and positioning. You need more than them just sticking it on Craigslist or Trulia or Zillow or their own little site. You need your Magnolia Realtor to seriously market your home on the internet. We do that. Again, as a seller it is important that when you are thinking about listing your Magnolia home you position it correctly not only for the Magnolia real estate market, but also for the internet and what these buyers are looking for. I don't ice skate a lot - almost never, but what a great way to celebrate the holidays!
My daughter decided that for her birthday, she wanted to go ice skating and I told her that there was no where to skate around here. She of course had already done her homework and pointed out that we could ice skate practically under the Space Needle if we wanted to.
In fact, Seattle Center has Winterfest going on right now and there are lots of events including...ice skating.
Winterfest Ice Rink Nov. 25 – Jan. 1, 2012 Sunday – Thursday, 11am – 8pm Friday – Saturday, 11am – 10pm Fisher Pavilion, Prices Vary Glide into the season with the greatest of ease. For novice or Olympiad ice skaters, the Winterfest Ice Rink offers fun for all. Admission: $7 for adults, $5 for children ages 6– 12, $2 children ages 5 and under. Admission fee includes skate rental. Cash only. Admission is free only to patrons wanting to watch and not ice skate. Special hours: Dec. 24 closes 4pm, Dec. 25 closed, Dec. 31 closes at 11:30pm
Ice Skating at Seattle Center was something indeed! It was especially significant for my daughter who has grown up hearing stories of her great grandparents having their first dates ice skating at the Seattle Center. The Winterfest Ice Skating Rink is a in Fisher Pavilion and very crowded, but a pretty amazing winter experience overall.
Seattle Center is the heart of Seattle local events. It is a great place to explore and a wonderful part of Uptown (Lower Queen Anne). If you are interested in Queen Anne homes or other Seattle neighborhoods that are close by Seattle Center, then let me know and I will show you my favorites!

Friends want to know, am I keeping busy in the Green Lake Real Estate Market for 4th quarter…notoriously a sleepy time of the year for Realtors. The answer is YES I’M BUSY! Keeping track of the real estate market is a daily, constant routine and the inventory is literally changing every day. Clients want to know what’s going on every day.
Many buyers are asking what’s up with this lack of inventory. On the flip side, sellers are asking is it a good time to sell with home values seeming to be slipping. True, the Green Lake real estate market has seen better inventory before, but the homes that are active are selling! A home listed for sale on my street went for $10,000 over list price which means, yes, multiple offers. Then there’s the bank owned property for sale around the corner. So you really do need a professional Realtor in this market who can help you understand the market and the pros and cons.
So how is my favorite neighborhood, Green Lake, faring in this 4th Quarter so far?
