Green Lake: Looking For A Good Source Of Neighborhood Info?

Wallingford Open House At The Center of A Great Seattle Neighborhood

wallingford real estateWallingford Homes:  4333 Wallingford Ave N has a Walk Score of 100 and is it any wonder why? With all this literally at your doorstep, why would you want to live anywhere else?  In fact, Wallingford real estate is hopping!  Our open house this weekend was very busy and people are out looking!  There were plenty of neighborhood experts through just to take a peek and keep their fingers on the pulse of what is happening in the Wallingford real estate market, but there were also buyers. People interested in this home were thrilled with the proximity to all that Wallingford has, but also with the finish work of the home and its general grandness.    This house is very special and was reserved for one of the early Wallingford developers himself. You can see this by all of the extreme special features like a double sized master bedroom with views on three sides. 

Wallingford Open House: The people most interested in this Seattle home were people who were looking for something different than what they have - move up Seattle real estate buyers who want to be in city and take advantage of all that this Seattle neighborhood has to offer while still living in a charming residential area in the very heart of Seattle.

Wallingford in Seattle is such a great place to work and live - QFC which is currently open while undergoing BIG changes, Ace Hardware, Bartell's, Archie McPhee, Rusty Pelican, Ace Hardware, Trophy Cupcakes, Julia's, more.  There are about twenty restaurants in a one block radius at this intersection!  My two youngest got their first haircut at Lil Klippers in the Wallingford Center and I try and get in this wonderful neighborhood fixture at least once a week.

Queen Anne Real Estate Update Residential

Queen Anne real estateSeattle's Queen Anne Neighborhood real estate update: Residential Active listings (homes for sale), Pending listings (Queen Anne homes under agreement and either pending inspection or pending close - basically in escrow), and solds (homes which have closed and we have sales data for them. All home data taken from NWMLS listings info. Residential is basically anything that is not a condo or a co-op, etc. so Queen Anne Townhomes are included in numbers. Let me know if you want those broken out this time.

Active Seattle WA Queen Anne Homes For Sale: These are the single family houses for sale in Seattle's Queen Anne neighborhood. Currently in Seattle, there are 127 Active listings in the NWMLS for Queen Anne homes (I am excluding a Seattle houseboat that is a vessel and not a single family home marked in the neighborhood). In looking at distressed homes vs. "normal" listings, there are only 3 active Queen Anne Real estate listings that are bank owned (REO). The active Queen Anne real estate listings range in list price from $329,000 (for an REO) to $7,200,000 for an amazing 1926 Seattle mansion on Comstock with 10,000 square feet. The average price is $1,083,573 and the median listing price of these is $777,770. Average days on market is at about 88. There is also one Contingent listing at a price of $1,950,000.

Pending Homes in Queen Anne: Currently there are 46 Queen Anne homes that are marked as pending in the MLS. They range in price from $349,000 to $1,350,000 with a median of $612,000 and average days on market of 66 days.

Let's talk about the Queen Anne sales in the last six months...

Again, I am excluding vessels here, but there have been 137 Queen Anne homes closed in the last six months. They range in price form $345,000 to $4,300,000 with a median of $625,000 and average days on market of 63 days. These homes are generally selling for 95% and above of list price with some exceptions of course. Seattle real estate has been interesting this year, but Queen Anne's real estate market is still moving.

Queen Anne Real Estate Distressed Neighborhood? I think not. While some may have trouble making their mortgage payments, this Seattle neighborhood is not overall distressed and holding strong. Single family residential REO (foreclosure) Queen Anne numbers are as follows: 11 Total REO properties in Queen Anne - 3 Active for sale, 2 Pending, 6 sold - no short sales in Queen Anne (that have been marked correctly in the MLS).

Seattle Houseboats: Floating Home Market Update

Seattle houseboatsSeattle Houseboats: Looking for a 2009 Seattle floating home update? Houseboats in Seattle have actually sold pretty well this year. Seattle's floating homes have weathered much of the lending issues associated with other homes because they have always been tricky for financing - requiring more money down, etc. Despite this fact, there have been some very affordable floating homes in the Seattle real estate market this year.

Seattle Houseboats: Current Numbers: According to the numbers I just pulled out of the MLS, there are 18 Active Listings for Seattle houseboats. Not all of these are floating homes, though. Seattle houseboats is a broad term used to generally describe vessels, barges, and floating homes. Seattle floating homes are the only true residential category here. The active houseboat listings range in price from $60,000 for a vessel to $2,490,000 for an elaborate floating home. The average price is $515,211 and the median is $349,450. The average days on market for these is 157 days. There are some nice choices in both Lake Union floating homes and Portage Bay.

Seattle Houseboats

There are 5 Pending houseboats for sale right now in Seattle. These range in list price from $149,000 to $2,200,000 with a median of $795,000 and average days on market of 116 days.

Seattle houseboats sold in the last six months: 14 of them! They range from $48,000 - again for a vessel to $1,350,000 for a floating home (these are the final sales prices). The average sales price was $550,175 and the median was $491,750. The average days on market for these houseboats that sold was 87 days!
