This Belltown city view condo shot was taken fomr the South end of Belltown just out of Downtown Seattle proper, but gives you a good idea of how many opportunities there are for good city light views in Belltown condos and also Downtown Seattle condo real estate.
Belltown condos with water and city views: There are many buildings with good views - both Puget Sound and city views - even some of Lake Union, but make sure to check out the the surrounding buildings and height limits.

Downtown Seattle condos are surprisingly affordable if you are willing to go low square footage and Belltown condos are another great option for being right in city.

Seattle's Green Lake Neighborhood is having a bit of a real estate shortage in my opinion. I have great buyers wanting to get into homes that are nicely updated on the North End of the Green Lake and right now there is only really one choice.

Green Lake is a great neighborhood with lots of diversity and choices when it comes to housing: I know of a couple Green Lake homes coming on soon hopefully, but that doesn't help right now so I keep looking.
The North End Of Green Lake: Why do my buyers like the North end of Green Lake in particular? Zeeks Pizza? Well maybe, but it is also just the perfect spot for being close to all thie nice little shops and places like Zeek's and Ben & Jerry's, the pool, tennis courts, wading pool, and easy access to the great Green Lake loop!
North Green Lake - right next to Greenlake park: What better spot to live and enjoy all that Green Lake has to offer and still have easy access to I-5 for commuting plus great neighborhoods like Phinney Ridge and Greenwood right there!
Seattle's Green Lake homes: There are only a few homes right in that sweet spot South of 80th and North of E Green Lake Dr N - right around my favorite street in Seattle: Orin Court. This little corner of Green Lake catches the best light and offers amazing perks in my opinion! Downtown Seattle is the very center of Seattle real estate and this Seattle neighborhood has had an interesting market for 2009. Total closed sales as of today in Downtown Seattle for 2009 are 57 condos ranging from $215,000 to a whopping $9,750,000 for sales prices. This is comparison to their original list prices of $216,000 and $12,000,000. Market time varied from 0 to 322 days with an average of 84 days and a median of 72 days on market. The average selling price was $1,031,348 and the median has been $655,000 so far for 2009 Downtown Seattle condo sales.
Downtown Seattle condos have become surprisingly affordable real estate for many first time home buyers. The average dollar per square foot for units under $400,000 sold so far for 2009 is $442.20 a square foot with 17 condos under $400,000 sold so far in 2009. Under $300,000, there have been 9 sold so far for the year. In looking at Downtown Seattle real estate listings available which include 145 condos, there are 14 for under $300,000 right now and 31 under $400,000. You can see them here:
Volunteer Park is one of my favorite parks in Seattle - I love the wide variety of activities there and it is a great place just to take a stroll around on a nice day.

Seattle is filled with parks, but if you get a chance to visit Volunteer Park on Capitol Hill, do take advantage of it! Make sure to drive through and see the gorgeous historic homes in this area as well.
This is one of Seattle's original neighborhoods and it is worth a look!
The Decatur Bulk Buy first phase is well under way! The first 21 units should be moved pretty quickly - I heard there were at least 11 reservations in as of this AM, so it is looking pretty good to get that lower pricing they are offering when these get converted to purchase and sales. The more people that buy, the cheaper the price is for everyone in each phase.
Take a look at this building if you want an in city affordable Seattle condo with nice finish work and some nice views. The Decatur on First Hill has granite counters, new stainless appliances, and more - all without any upgraded add on fees. Prices start at just under $180k and up depending on how many buy at once for this first phase.
The Decatur on First Hill is an opportunity to not have the pressure of an auction and still get some affordable prices!
