The Decatur Bulk Buy first phase is well under way! The first 21 units should be moved pretty quickly - I heard there were at least 11 reservations in as of this AM, so it is looking pretty good to get that lower pricing they are offering when these get converted to purchase and sales. The more people that buy, the cheaper the price is for everyone in each phase.
Take a look at this building if you want an in city affordable Seattle condo with nice finish work and some nice views. The Decatur on First Hill has granite counters, new stainless appliances, and more - all without any upgraded add on fees. Prices start at just under $180k and up depending on how many buy at once for this first phase.
The Decatur on First Hill is an opportunity to not have the pressure of an auction and still get some affordable prices!

Belltown real estate: Just North of Downtown Seattle, you can find some affordable condo options with big views. Here are some Puget Sound views I took from the Gallery condo building in Seattle's Belltown neighborhood. The Gallery Building does have some great views - both of Puget Sound and the Space Needle, but I really hope a lot of research was done by the buyers who bought at the Gallery auction the other night.
Belltown condos - checking out the area. Careful attention to height restrictions and building plans is required when buying Seattle condos in a neighborhood that is changing as much as Belltown is - and at such a rapid pace. One of the units I looked at had expansive views, but I know very well based on an article I saw in the paper weeks back that there is a building going up that will block a major part of the seascape. Sure, they will still have a view and there is no certainty with anything we do, but at least get all the facts.
There are great views of the Puget Sound and Downtown Seattle in Belltown:
Decatur on First Hill is a pretty interesting building ..The First Hill location is pretty spectacular set high up off the street overlooking Downtown Seattle and many beautiful historical buildings. There are park like trees on the Spring Street side of the building (front side) and peek a boo views of the top of the Space Needle as well as Downtown. There is even a nice little roof top deck to take in the neighborhood!
Decatur on First Hill has a gorgeous marble entry and great new touches everywhere while keeping its mid century charm intact. The units are spacious and gorgeous with wonderful details like granite on the counters, new kitchens and hip bathrooms complete with Toto toilets.
Decatur went into foreclosure and the seller is now offering 62 units in sections of three groups for sale with a bulk buying program. They released the first 21 units yesterday and already have reservations because of the obvious appeal of both the individual condo unit as well as the price.
Pricing at Decatur on First Hill: Each unit in Decatur is priced on a sliding scale depending on how many people decide to buy in each bulk release. There is no negotiating, but it is pretty obvious based on the value here as well as the Gallery Auction results I saw Sunday night that there is a demand for well priced in city condos and Decatur Bulk Buy should draw attention.

Looking for Belltown Gallery Auction Results? The Gallery Auction has long been one of Belltown's most anticipated events. It was astounding to witness the sheer volume of dollars that were spent on these places!
Gallery Auction results surprising for many! It was extremely interesting to see the mass exodus of hopeful would be Gallery Auction bidders who thought they might get a steal. There were some good deals last night, but nothing I couldn't have negotiated up front in a normal purchase and sale without the pressure of the auction itself. It just goes back to my earlier statement: "Do not be afraid to put in an offer that may not be socially acceptable." In the case of the Gallery before the auction, they may have taken it based on auction result numbers I saw last night.
So here are the Gallery Auction results as I recorded them personally, so I should put in a disclaimer that I am human and may have made a mistake. By the way, these are in auction bid order:

*In my opinion, the winning bidder for unit 721 probably got one of the best deals of the day. Although the unit is right next to the owner's lounge and I have heard that there is quite a bit of horizontal sound traveling in Gallery, this was a phenomenal price to get into that location!

Gallery Auction Results Wrap Up -
Overall, I would say Gallery raked in far more dollar per square foot than I would expect them to have. I would say this proves that Seattle real estate is alive and well and that Belltown real estate is still moving! The condo market has definitely changed and we will be seeing more of these types of sales in my opinion based on the backlog of inventory.
Belltown Real Estate anyone? We are getting pretty excited for the Gallery auction on Sunday! I will be there with a client. We have two more spots open for bidders in the office if you want to get in last minute and see what the action is all about. Gallery in Seattle's Belltown neighborhood is offering studio like spaces and up (an
open one bedroom concept) with starting bids around the 50% mark from their previous asking prices - $195,000 and up.
Belltown luxury! Most of the units available offer impressive finish work and astounding views for the money of both the Puget Sound and the Space Needle. Even if the unit does not have a view it is still in an excellent location in the heart of Belltown.
Gallery Auction View Condos: I have a couple cautions for would be bidders: The building across the street is rented out to a couple tenants and there is room for it to go up in height. I would also want you to know that just Northwest a block or so is the location of another building going up which will block out much of the Puget Sound views that are so attractive in a few of the units.
