So you want to subdivide your lot?

To Subdivide Your Lot:
How much land do you have? (The minimum size allowed for the lot you are creating and the lot you will have left can vary with whether or not it has city water and sewer and the zoning if any in your area.)
How much road frontage will remain on both lots when you are done? (The minimum allowed depends on whether you have city water or not.)
Will zoning allow for the subdivision and your intended use for the property? (See Zoning Map and Bradley County Planning Department)
Are you creating 2 or more lots? (If you are creating 2 or less the process is quicker.)
Are you planing to sell or give the lots to someone. (Check with a tax accountant or CPA regarding any tax implications)
Marketing. If you are planing to sell the property subdivided you should contact a Realtor and get a report on what the lots are going for like yours and what the average length of time is for them to sell as well as typical costs to sell.

What Does This All Tell Us? Well overall this is a great report. Homes are selling quicker and have a greater average sales price. The bad news is that on average folks are getting 2% less for their homes in comparison to what they are asking when compared to last year. Last year in February folks where getting about 97% of what they where asking and this year it is only 95%, and there is almost a 14 month supply of houses for sale. Everything cinsidered this is not nearly as bad of a market to be in, either as a buyer or a seller, as many places in the country.
