Summary: This month when compared with the same month in 2008 shows an almost 89.6% decrease in the total dollars of real estate sold. If you look at it in number of homes sold it is down by 71.4%. Clearly this is not a good report even though it is deceptive due to being on only 2 properties. What does this mean to you? If you don't need to sell then dont! If you need to sell and you get an offer (a chance to sell) then sell now and buy in an excellent buyers market. If you are thinking of waiting to see if the prices go down even more remember that for every 1% that interest rates go up you will on average have to be able to get the house for 9-10% less just to be at the same place you are today if you have to get a loan. Waiting isn't always better if you do the math. If you are a buyer this is your chance for great selection and great price leverage! Buy but get the home you want and buy good and then if you stay in it for a few years and you should do just fine if not very well. Summary: This month is 29.4% worse than last year in terms of dollars or real estate sold and 31.2% worse as far as the number of homes sold. There are a couple of bright spots and that is that the average sales price and list price are both up slightly from last year. What does this mean to you? Price it right and maybe even a little low to get it sold and get attention in the crowd! This is not the time to play with the market just get your home sold. Remember that for every 1% that the interest rates go up your home becaomes on average 9-10% less affordable for the buy who has a mortgage and thus puts presure on you to need to reduce the price. The big question most sellers forget to take into account is what it will cost you to not accept the offer you have. Really make sure your house available for every showing possible! Buyers the interest rates are going to go up and probably substantially which will largely erase any gains you think you might get by waiting for the market to adjust down more. Don't forget to take all the factors in to consideration as price is only one of the pieces in the affordability puzzle. There was one sale this month for $22,000 and there are 280 active properties for sale. Needless to say there are really no statistics to report as averages etc mean nothing on one property. This was a very bad month for land sales in Polk County. Of course it is January which is not usually a good month so that being said we sold less that 1/3 of what was sold last year as far as total dollars sold. Polk County Market Absorption Rates and Year End Market Report

All market price ranges are in a less than market balance. The only market segment that is fairly healthy is 70k-110k. If you want to sell in this market look at the number of months of Inventory it will take to sell the homes already on the market and decide the following 2 things; Do I need to sell or can it wait, and if I do need to sell when? If your home is in say the 150k-170k range and if you need to sell in 3 months then you had better price your home as the very best priced home (very aggressive) by far, and keep it in the best condition! I do see some improvement in the 250k-330k range but it is still a buyers market. This is clearly showing we continue to have some time before this market will turn back to a more balanced market.
