Bradley County Year End Market Absorption Rates

If you look at this report it will give you a real feel for how the market is not only local but that different price ranges are completely different in relation to competition and demand. A normal market is where there is 6 months or less of inventory. Looking at the chart here you will see that under 150k dollars the market is actually quite good considering. It is slow but not terrible under 180k but above that price range things get ugly and fast. There are a couple isolated bright spots in the upper price range. There has been some mild improvement in the 200k-260k range but it is still very much a buyers market. Be sure to check out the price range you are planning to sell or buy in. If you are selling in a price range that has more than 6 months inventory then you need to price very aggressively to stand out (more so the more pronounced the inventory level is). If you are a buyer and you think you are going to beat up the seller and get a great deal and you are in a price range with less than 6 months of inventory then you better be prepared for competition and to be disappointed. Look for large inventory sectors for the best deals. In so many ways it is all about Supply and Demand! Summary: This is a good report as December is traditionally dismal in Polk County land sales. While the green arrows are all positive it is hardly a stellar shift in market conditions as this all comes from only one sale. What does this mean to you? Price your property very very aggressively. IF you get an offer then take it very seriously and dont counter for just anything as it is important not to miss a good opportunity. As most people know building is dead for the most part and this continues to hurt land sale big time! If you get an offer and it is anywhere close to what you can accept and you want to sell, then sign the offer and do what they ask. Summary: This month is 27.5% worse than last year in terms of dollars or real estate sold and 28.1% worse as far as the number of homes sold. There are a couple of bright spots and that is that the number of homes on the market traditionaly drops at the start of the year and then builds toward the end of summer which has also hapend this year. This give some temporary degree of reduction in the competition for home buyers in some home price ranges. What does this mean to you? Price it right and maybe even a little low to get it sold and get attention in the crowd! This is not the time to play with the market just get your home sold. The big question most sellers forget to take into account is what it will cost you to not accept the offer you have. Really make sure your house available for every showing possible! Summary: This month when compared with the same month in 2007 shows an alomst 39% decrease in the total dollars of real estate sold. If you look at it in number of homes sold it is down by 1/3. Clearly this is not a good report. Lets hope that 2009 offer some bright days. What does this mean to you? If you don't need to sell then dont! If you need to sell and you get an offer (a chance to sell) then sell now and buy in an excellent buyers market. If you are a buyer this is your chance for great selection and great price leverage! Buy but get the home you want and buy good and then if you stay in it for a few years and you should do just fine if not very well.
