This snapshot view of the residential housing market is designed to provide a useful source of data and information. We hope you find it useful. Comments are always welcome.

The average sales price in Baldwin County for August decreased 7.83 percent to $199,160, and the median sales price declined 5.94 percent to $159,900. Median sale prices in the North showed a dramatic increase of 17.15 percent to $157,450, the Central median decreased 0.74 percent to $140,450, and the South increased 4.1 percent to $234,750.

Sales fell to 16 in the North, increased to 90 in the South, and grew to 154 in the Central area. For the whole county, sales increased by 21 to 260.

Average days on the market for the whole county increased from 176 in July to 179 in August. The South increased to 201, the Central region declined to 160, and the North increased from 165 in July to 236 in August.

The number of homes sold in the U.S. increased by 5.5 percent in June. The median sales price increased 4.8 percent to $183.000. The number of months required to sell the existing inventory increased to 8.9. The National Association of Realtors recommends a 6 to 8 month range for a healthy market.

Why Hasn't My Home Sold Yet?

That's a Fair Question, we are asked often. Sellers are still out there wanting to get there home sold for a variety of reasons. Yet they remain on the market with Agent A, then Agent B, and now we are seeing Agent C. So come on John & Linda Cramer, "Why Hasn't My House Sold Yet?"
Well we indeed wish there was a one word statement or reason however it's not that simple. In today's market, it's about Price, ok, let me say it again, PRICE! Yes Curb Appeal is important, and yes it's important to maintain your home, have it available for showings. However let me ask you this, is your Agent asking you the tough questions? Like, you've been on the market for 30, 60, 90 days and you've had XXX amount of showings. Let me ask you Mr/Mrs Seller are you still interested in selling your home "This Year?" and do you still want to, Move to another state, downsize? (whatever there particular needs are) Then the best thinig would be to "Lower Your Price"
Yes those are tough words in the Real Estate Market and every Realtor is afraid to say it. The thing is it has to be said, if you the Seller really wants to sell his or her home, then gettin your home at the Right Price is what it takes. Remember it's not what you want or need, it's what is the Buyer willing to purchase your home for. Once the price has been reduced, then together we evaluate how many showings, and get the feedback, and follow up with the other agents, and of couse report back to your client your findings.
That's how we market homes with our clients. It's a combined effort, it's not just us doing all the work, we work together with clients, and make sure it's a Win-Win situation for everyone. We do not want your home to sit on the market for a extended period of time, that's not fair to you or us.

Fairhope, Alabama.
Although we truly enjoyed being with our Previous Broker Prudential Daphne, Al. We needed more, a lot more, to add to our business. WE wanted to be with "Like Minded" Realtors, who have the same ideas
and some new ones to add to our business. This Brokerage as well as all Keller Williams Market Centers
have the God-Family-Career which spoke volumes to us.

We are and have been impressed with the various programs, KW University, MY KW and the list goes on.
We've been absorbinig so much lately and adding more to our current systems in place.

We've been doing Real Estate on the Eastern shore for the past 3 years. With over 60 transactions and
over 13 million in sales, we feel that we can surpass those goals and succeed even more.
