Short Sale Update in Central Mass

Amy Mullen and Pam Crawford give a little update on the Short Sale process in Worcester County. Many short sales behind them they have recently closed several more the end of 2011 and January 2012. The most noted change in the process is that the process is still long, and bank seem to be countering buyers more. However the homes are still closing for significantly less than market value.

It got me thinking, abandoned houses are a big issue for all cities, towns and neighborhoods. This lead me to think, this is yet another good reason to short sale. In many cases, (not all) the seller/owner stays with the house until it sells. They do not have to leave in the middle of the night. This helps keep up property values, and reduces the incidents of breakins.

RE/MAX Chairman predicts 2012 Housing Market

RE/MAX Chairman and Co Founder predicts 2012 10 Ten housing Factor. Dave says it will be a strong market although inventory will go up slightly in the 1st part of the year due to foreclosures. The market will very from area to area and market segment.

In Worcester County we are seeing a strong beginning to 2012. Housing prices slide in 2011, but are projected to stabilize in 2012.

Have you noticed how crazy life is now? It's hard to find good quality family time. Have you noticed when you do have a rare moment when the family is together, you don't know what to do? Well here are a few affordable ideas in the Spencer Area of Massachusetts.

For those of you that are not quite familiar with Spencer Massachusetts, it is a cute little town approximately 10 miles west of Worcester Massachusetts, sandwiched between Rt9 and Rt 20. This cute little town has many lakes that feature recreational water sports, Mom and Pop restaurants, specialty stores, and a couple famous shopping experiences.

Two Tax Credits Soon to expire!!!

  • Tax Credits Expiring soon!!! What can you do?
  • If you are in the middle of purchasing a house and your income is less than $109,000 and you are due to close the begining of 2012, you may want to move up the closing if you can. The Mortgage insurance premium dedution credit is due to expire at the end of 2011- read below!!!
  • Mortgage insurance premium deduction. If you itemize deductions, you may deduct the premiums you pay for mortgage insurance, just like you do mortgage interest. However, this deduction is phased out if your income exceeds certain levels. To qualify for the full deduction, a couple or a single taxpayer must have an adjusted gross income of $100,000 or less. The deduction is phased out completely if AGI exceeds $109,000. This deduction, which was first enacted for 2007, is scheduled to expire at the end of 2011. Thus, your payments are deductible only if you pay them during 2011; a payment after 2011 is not deductible.

  • Home energy credit. First, any homeowner may qualify for an energy credit of up to $500. You can qualify for the credit if you purchase during 2011 solar panels to generate electricity or for water heating, or install wind energy equipment, a geothermal heat pump, or certain types of fuel cells to generate electricity. The credit is up to 30 percent of the amount you spend, up to the $500 limit. This credit is not available for purchases in 2012. Source: Inman News
