If the place you rent is a dump, then your tenant is going to treat it like a dump!!!Spend a little time and money, clean that dump up, then rent it to someone who will take care of it and possibly end up buying it from you. I turn everyone into a buyer. if they have to rent for a few years and striaghten their credit so they can buy, so be it. There are so many people out their that are good, decent, people that need a home and a hand for a while...
Come on people clean those dumps up. Educate your tenants, let them know it is ok to be down on your luck...things will turn around...I have living proof that this could make things turn around much faster.
There are so many programs and opportunities out their, we as Realtors need to take a step up, if we own them, fix them up and rent or rent to own...I beleive in progress...I am seeing things get much better in Edgewater, FL and I am glad to be part of so many people's lives and their journey...I am enjoying the ride!!!

I don't play any games with any of my buyers or sellers. I am sometimes brutally honest, which may lose me a buyer or seller, but I tell it like it is no BS from the start and people really appreciate that they can take me for my word. The people that lie to me or want to avoid the trurth are not wanted as my customers. I just let them go! There is a like of throath cutting going on everywhere, which I tend to avoid. If another Realtor wants to play that way, fine by me, but not with me or my customers...just telling you how I sort them out...hope you all find more happier times in this great time to be in real estate
Also, I tell my buyers this..."You can cheat on your husband, you can cheat on your boyfriend, you can cheat on your taxes, but you can never cheat on your Realtor!" and I tell their friends that too...ask Sue, she works at Home Depot in New Smyrna, she's in flooring, all her coworkers know me...

I had a single mom with her 3 kids here yesterday to sign a contract. I work for The Barnett Group, Inc. and I am an independent contractor as a Realtor. I do not have to go into my office, although it is available to me at any time I need it. I have almost eveerything I need at my home office, so this is where I conduct most of my business. It really has made a special mark in some peoples lives.
As I met this family to show a property, they asked if they could come over and swim...they had been there earlier in the day swimming, but I had an open house to do. So we met at the home they would like to buy and went back to my house to write a contract...The family is great and well behaved kids are my favorite!!!
When they all finally left, mom and kids had cleaned up all the mess that was created during there visit. I was exhausted and went to bed...when I got up this morning, it was like they were never here...you would have never known there was a party going on all day at my house!!!
I love real estate and helping people achieve the American dream!!!

With a salute to Armed Forces. I am on the organizing committee for Parktowne Expo "Spring 2010" and I want to spread the word. Saturday, May 15, 2010 9 a.m.-5 p.m.
The whole idea behind the first Parktowne Expo we had was to only include the Parktowne Industrial owners. A meet and greet networking expo. It was a great success, as some of the owners never even knew what their neighbors were manufacturing within this park. It was exciting to know that the owners enjoyed finding out about the guy next door.
I know most of the owners in the park personally, because my husband has built about 90% of the buildings in this park and I have had the chance to meet with them and their families. My husband has been building in Volusia County for almost 30 years and his business has been mostly built on word of mouth and repeat customers. He creates lasting relationships with his customers based on reliability, loyalty and honesty. His business does the structural concrete and steel, specializing in concrete tilt-up panels. This I tell you, because that is how I came to be on the committee.
The committee is full of community leaders such as the City Manager of Edgewater, the Executive VP of the Southeast Volusia Chamber, and a Chamber Ambassador, a member from the Edgewater Economic Development Department and a member of the Planning and Zoning Department of Edgewater, along with one owner in Parktowne and his wife, who both run a successful business within the park, also we are backed by the VC Economic Development Department. The committee members are all volunteers.
Unlike the last expo, this expo is open to every person in Edgewater who holds a valid business license in the city. There are about 150 spaces (10x10) open to purchase to showcase their business. The spaces are only $50 per space or $75 if you require electric (which is limited to a certain area). All spaces are on a first come first serve basis. We are going to have classic cars, food, and lots of fun. There will be a ceremony to start off saluting the Armed Services with the flag being raised, as it is Armed Forces day. The invitation will be going out soon, as everyone that knows about it is invited to attend. There will be face painting, clowns, a petting zoo, pony rides and lots more. Fun for the entire family!

I have been working on a contract since December 29, 2009. Property location: Saint Augustine FL, roughly 1 hour Drive from my home, not my usual selling field. The buyer is the son of a good friend of my husband, so I agreed to take on this task...
Well, Wachovia N.A. owns the property, but never owned the double wide manufactured home on the 1 +/- acres on CR 16A. The Realtor that has the property listed and is selling it as advertized in the St. Johns MLS with a doublewide manufactured home. That is what I wrote the contract for and my buyer was aprroved for an FHA loan on that manufactured home on the land. The bank approved the sale and provided an 18 page addendum to close on or before 01/29/2010.
My first obstacle was when I received the addendum, it referred to a tenanat, when the property was clearly vacant. My second obstacle was when I received the title commitment and read the section that provided me with information on that fact that it just covered the land and there was no structure on the property, which by the way there are two structures, the manufactured home and a cottage that is wood frame with a carport.
After bringing this title commmitment error to their attention, I was told they would have to re-foreclose and that it could take several months to close this file. Not on my watch! I had previously worked at a title company and was in charge of mobile home titles for a few years, so I did some research. I had found that the titles were never conveyed for the mortgage on that property, so I needed to find out who held the titles and how to get them to sign them over to the bank so they could transfer them with the land to my buyer at closing.
Well the title company sent a letter to the owners of the titles and the Tax Collector's office also sent a letter for the buyer, but we heard nothing for 10 days. Our plan was clear. I had already found out where one of the owners lived and her phone number. So I met my buyer in Saint Augustine yesterday and while at lunch, found the owner on Facebook and sent her a friend request. She did not recognize me, but responded almost immediately. I emailed her my reason for the friend request, but did not hear back until late last night. The buyer and I had already discussed this plan with my broker and the title company, so we headed over to the house of the owner. We knocked, no answer. We went to do an inspection of the property he was trying to buy and took our time going back to the owner's house, praying all the way. This time she was home! Yeah! and she had the titles and signed them for us and told her story of the home and any problems related to it. She is a real nice person. She did not have to sign those titles over to us. She did the right thing and I was so relieved I wanted to hug her, but hugged the buyer instead.
