If you are a Fullerton (or any Orange County city) property owner that purchased a home in the past few years, there is a pretty good chance that your value has dropped (you are certainly not alone here). But, did you know you may be able to reduce your property taxes as a result?
You have until April 30th, 2009 to send in your REQUEST FOR INFORMAL ASSESSMENT REVIEW. There is no charge to file this request to property's value reviewed by the Assessor.
If the market value of your property on January 1, 2009 was lower that your Proposition 13 assessed value, you may receive a temporary reduction in taxable value in the next year.
For your convenience, I have posted the simple form below. You need to provide three comparable sales to support your value and I would be happy to give you those.
So, take advantage and send your form in, I am working on mine now and would be happy to help you with yours! The link will take you directly to the form.

Lately, more than ever, the term "Loan Modification" is coming up. If you are not sure what it means, it basically means that you are trying to modify or change the terms of your existing agreement with the bank that holds your mortgage.
I am hearing about and seeing lots of advertisements targeted at distressed home owners. What concerns me is how many are charging up-front fees; sometimes in the range of thousands of dollars. The news also had a feature last night spot lighting home owners that were taken advantage of. They were desperate to keep their homes and willing to pay someone to help them save it!
With so many "Loan Modification" companies popping up, you want to make sure the one you choose is approved to accept payment in advance when negotiating a loan modification on your behalf.
The California Department of Real Estate website has listed all the individuals and corporate real estate brokers that have submitted Advance Fee Agreements for Loan Modification and/or similar services to the Department of Real Estate for review and have received "no objection" letters regarding their use.
For the complete list, click: http://www.dre.ca.gov/mlb_adv_fees_list.html
If you are distressed home owner in the Fullerton area and just want to know what your options are, I am here to help. This is strictly confidential and free of charge.
It does take time and man power to get a loan modification done. I am not saying NOT to work with a Loan Modification company; I have heard of people getting out of a difficult situation. But before you break open that piggy bank, make sure you do your homework and that you work with someone that is approved to take a fee in advance.

Did You Know?
Majority of info provided by the So Cal Multiple listing Service
Though prices in Fullerton are down, starter homes are selling! We are seeing muliple offers so you need to be quick, creative and tenacious to be in the running for your first home...especially if you are dealing with a bank!
On the national average, sales of existing homes declined in January. Inventories fell to a two-year low. According to the National Association of Realtors (NAR), buyers are waiting to see how details of the economic stimulus package will affect them. NAR's Chief economist Lawrence Yun reports, "The drop in total inventory is an encouraging sign because the number of homes on the market has declined steadily since peaking in July 2008, and inventory is at the lowest level in two years."
As you and I talk about buying or selling, it is important to understand that location has never been more pertinent to pricing. There are buyers ready to move and popular locations (like Fullerton) ar at the top of their list! If you have questions or concerns, know that I am here to serve your needs.
