I just returned from Las Vegas for the International RE/MAX Convention! You might be thinking, "sure, Cristal, we know what the best thing was...that it was in Vegas!".
While Vegas was fun (though I am not a gambler or one to go to a fancy club), I did get to meet some great people (including my on-line friends in Texas, Kristin and Sheila). But what I really got out of it was the feeling that I will really be able to help distressed home owners.
I found out about a new Designation that I can obtain as an agent to help distressed home owners facing difficult situations. Now more than ever, homeowners need educated real estate agents who understand the issues they are facing and can help them find solutions. This new designation will help agents do just that!
Currently many homes listed as short sales end up in foreclosure. I am not sure of the percentage, but it is quite high. Agents with the designation have an 80% success rate in helping sellers ensure that their homes close!
I am eager to get started on this training and to help even more owners in an increasingly difficult situation. If you are in a tough situation, just know that there are options and people that want to help you. Don't wait until it is too late!
Another cool thing I found out about:
I can get any of my clients a 10% off coupon for Lowes. That certiainly can make a difference if you have a project or are touching up things a bit before deciding to sell your home. You might be thinking, "Buy up? Is she crazy?". It is not as crazy as you might think, read on!
Right now in the Fullerton area, starter homes are the hot ticket. I have multiple buyers in this category and I feel a bit of a frenzy coming on. Almost any house in good condition and priced to sell is attracting multiple offers. Sometimes there are even dozens of offers!
Recently, there was a case where a house attracted 30 offers. Only one person will get that house. That means there are 29 other buyers that got a little more frustrated and a little more anxious to buy a home.
First time buyers are out in force and with so many homes in the starter price range (especially below $400,000) being short sales, there is not a lot for buyers to choose from. Inventory is very low and the good homes are snatched up right away!
What does this have to do with moving up? If you own a home like this, it may be a good time to sell and buy up!
But your value is down? You would be losing money?...Not necessarily so.
Let's say you have a house that would sell now for $350,000 and that the value is down 20% from what you bought it at or around $70,000 loss.
Yet, you have been thinking of moving up and buy a house for $600,000. If that same house is down 20% then you would be saving $120,000!
If that house was previously valued at $720,000 then your property taxes would have been higher too!This is just a very simple example but I think you get the picture!
Now could be a great time to sell because so many buyers are looking to get into their first home but the higher end homes seem to be sitting on the market for a bit longer. There are better deals to be found here as there aren't as many buyers!

There are so many cool things going on around Fullerton, it was getting a little tough to keep up with them!

Introducing....The Pint House!
The Pint House(Formerly the Kettle and Keg) is located on Wilshire Blvd., between Harbor and Malden. They opened not too long ago and what I immediately noticed is how homey it felt. It is small and cozy and feels almost like you are at a friend's house. I can tell that this will quickly become a neighborhood hangout. I think it already has...I am already running into friends there and seeing Facebook messages to head down to the Pint House!
The front may be small, but the back patio is HUGE! The owner worked hard to transform the large outdoor space and it is awesome. Even better, they are going to start offering Sunday Champagne Brunch (March 8th) and the patio is the perfect spot to enjoy a lovely brunch on a sunny Sunday morning!
So if you have been wondering about The Pint House, don't be shy, stop in and check it out! The service is friendly and the food is great! Everyone seems to be raving about the burgers (though I haven't tried one of those yet).
Whether you are in the mood for a happy hour glass of wine or beer (no hard alcohol) with friends, a quick lunch (specials starting soon) or just an easy place to hang out and watch the game on one of three flat screens above the bar, you will not be disappointed.
