The housing market continues its gradual recovery without the aid of the tax credit. Sales are slower but growing. Although it will likely be uneven at times, slow growth is believed to be the trend moving forward. Interest rates hit a new historic low again, a major factor in helping keep mortgage payments incredibly affordable. Extended periods of record low interest rates and further plans from the Federal Reserve Board to expedite recovery have some concerned about future inflation.
The Northern Virginia including but not limited to cities as Ashburn, Sterling, Leesburg, Fairfax and Reston continue to show great recovery signs: Days on market a 30% drop from last year, median sales price increase of 7.2% over last year. See below link to Loudoun County Stats

Ashburn Village Subdivision is at the heart of Ashburn, VA about 20 minutes from Dulles International Airport. This great neighborhood reflects a different picture from what the media outlets portray in the real estate market. Current inventory in Ashburn Village stands about 6 months with only a 10% inventory in short sales. Over the last 6 months this percentage of homes has held in under contract and sold properties. The real estate market in Northern Virginia is a very competitive one for many reasons, low unemployment & an excellent hub for government jobs. Ashburn Village seems to be a community well liked by families due to great ammenities, proximity to highways, local shops, low crime. The statistics show that short sales will be around for quite sometime but not at the way they are advertised.
