Top 3 Tips to Avoid Foreclosure if You’re Struggling to Pay Mortgage

As you’re heading out the holiday season, you may have found some extra time to research how you can avoid foreclosure. I applaud your taking the first and most important step in improving your situation—seeking help! Here are the top three things you should focus on when exploring foreclosure alternatives: 1. Create a Budget: When seeking an arrangement with your lender you must prove the monthly income shortfall that keeps you from making your mortgage payments. Create an itemized list detailing your monthly income and expenses. Pull together bank statements and check stubs for the last three months. 2. Know your Options: It’s important to know you have several options to consider so you take advantage of the solution that is best for your specific situation. Find out more about your options on my website here: www.shortsaleyelm.com 3. Contact an Experienced Agent: A licensed agent who has undergone specialized training is vital to successfully navigating foreclosure avoidance. I’m extensively trained to provide you with the information you’ll need to execute a strategy tailored to your situation. I hold certification with CDPE and The 5 Star Institute. The sooner you call me, the more options you’ll have to prevent foreclosure and get back on track for a prosperous 2011!

New Report for Homeowners Seeking to Avoid Foreclosure

Cynthia has developed a website providing information describing several opportunities for homeowners to avoid the negative financial impact of foreclosure, starting with mortgage modification. This community resource is available at www.shortsaleyelm.com and defines foreclosure alternatives, including short sales, loan modifications and forbearance. The holidays are a time of joy and family, but for many in Thurston and Pierce counties this is also a time of increased financial strain. With this report, Cynthia is helping homeowners in my community learn more about their options so they can have hope to carry them through the holidays. Foreclosure alternatives such as mortgage modifications and short sales—both processes the federal government and trade organizations are pushing to be streamlined—have become prime solutions for both struggling homeowners and lenders to find common ground in this challenging housing environment. At this time of year, distressed homeowners are easily overwhelmed by finances, obligations and the added stress of the holidays. The best course of action for homeowners looking for options is to gather more information. The report available on Cynthia’s site is a strong first step. The CDPE Designation Cynthia Schmier has acquired provides real estate professionals with specific understanding of the complex issues confronting distressed homeowners. Through comprehensive training and experience, CDPE-designated agents are able to provide solutions for homeowners facing financial hardship in today’s market. To learn more, visit www.shortsaleyelm.com. For more information about the CDPE Designation, visit www. CDPE.com.

Making Sense of Mortgage Modification

Making Sense of Mortgage Modification There has been much in the news in the past few weeks about mortgage modifications for homeowners who are having trouble making their house payments. Many are having difficulty qualifying for modifications, and so far the Home Affordable Modification Program (HAMP) has had disappointing results. Cynthia Schmier of RE/MAX Country states that she hasn't witnessed much success from the loan modification program either. There are other options available and several choices one can make. Please call Cynthia for a Free consultation on solutions. Foreclosure should always be the last option. Save your future financial portfolio. Call 360-400-3475 now or visit www.shortsaleyelm.com

Short Sales and Existing-Home Sales in Thurston and Pierce Counties

Short Sales and Existing-Home Sales in Thurston and Pierce Counties. The National Association of REALTORS® (NAR) just released their existing-home sales numbers, but what does this mean for homeowners and buyers in Thurston and Pierce County? According to NAR, 379,000 homes were sold nationwide in September, and they expect that a total of 4.53 million homes will be sold in 2010. This is down 19% from 2009 numbers when buyers were looking to take advantage of the tax credit that initially ended in November. Short sales have become an increasing portion of these (and national) home sales. Helping local homeowners avoid foreclosure, I’ve experienced a high degree of success in short sales. With millions of homeowners across the country seeking this better option to foreclosure, if you or anyone you know is having trouble paying the mortgage and doesn’t know what to do, contact me for more information. I can help.
