Lake of the Ozarks Deer Season Opens

Hunting season information for Lake of the Ozarks, Missouri real estateMany Lake of the Ozarks residents look forward to deer firearms season, which will open this Saturday. Hunters are already getting ready to head to their favorite hunting spot in the woods. And once again, hunters will have the digital option to check their harvest through an online deer telecheck, a service provided by the Missouri Department of Conservation.

The online deer telecheck makes submitting your hunt convenient. Hunters will only have to submit their hunting ID, the deer type, points for antlered bucks, and what county the deer was taken from. Once you hit submit, a confirmation number will be sent to you by email for verification.

The harvest map will be updated every hour from hunter submissions. The map will also break down the harvest numbers by county, number of antlered bucks, button bucks, and does harvested.

Franklin County is leading the state this year with almost 900 harvested deer before firearms season has even started. Counties just behind Franklin are Camden , Miller, and Morgan with 500 harvested deer each. Firearms deer season will last from November 15 through November 25.

Also, don't forget to "Share the Harvest". This is a program that provides Lake of the Ozarks families in need with venison donated from deer hunters. All hunters will have to do is take the deer to a pre-approved meat processor (a list can be found on the MDC's website), and let them know how much of the venison they wish to donate. Last year, hunters donated 260,908 pounds of venison.

If you live in the Lake of the Ozarks area and like to hunt, make sure you get to take advantage of this year's deer hunting season. If you are looking to buy a home in the Lake of the Ozarks area and like to hunt, we encourage you to get to know your fellow hunters and get in on this year's deer hunting season.

Good Old-Fashion Fun With Apple Butter Days In Lake Of The Ozarks

Apple Butter Days in Lake of the Ozarks, MissouriAnyone looking for some old-fashion fun? Lake of the Ozarks will be giving you the opportunity at the Apple Butter Days celebration. The celebration will, of course, have the main ingredients that make Apple Butter Days so great: Hundreds of freshly peeled apples, a wooden stirring paddle, a very old iron kettle, and a little touch of sugar. Mmmmmm... The Camden County Museum will be hosting this great annual event.

Volunteers have been a big part of the celebration. Many have spent much of their time this week coring and peeling crisp apples. They have also been slow cooking many batches of apple butter and pies for the celebration.

Over the years, Apple Butter Days & Crafts Fairs have become a Lake of the Ozarks, Camden County tradition. You will even see many people come to the celebration really early to stock up for the cold winter months ahead.

This year's Apple Butter Days and Crafts Fair will be held on Friday, Oct. 10 and Saturday, Oct. 11, from 9:00 a.m. to 4:00 p.m. You will be able to make your very own apple butter the old-fashioned way - in the iron kettle. A soup and chili lunch will also be served at the museum. And, the apple butter and apple pies will be for sale. There will also be a raffle for homemade quilts.

If you want or need more information, you can call the museum at (537) 346-7191 or visit their website at www.camdencountymuseum.com/

Buyers With Poor Credit Now Looking For Lease Purchases

Lease Purchases Are On The RiseMany hopeful buyers with bad or poor credit are finding it in their best interest to rent-to-own or lease to buy. It's a great opportunity to repair your credit and buy a home. A win-win situation for everyone.

A lease purchase is a contract that allows renters to lease the property and possibly buy it at the end of the lease. The concept is not new, but it is just now gaining momentum. Bad credit is not the only reason buyers are finding this option appealing. Some buyers are just not really sure if they are ready to make the big step and take on the responsibilities of buying a home. The best thing about a lease purchase option is that it gives buyers a chance to test drive homeownership.

There are several sellers in today's housing market that are leasing their homes to help get them sold. Developers are also leasing their newly built homes, as they find themselves overloaded with unsold homes.

Understanding how a lease purchase works is very important. Typically, there will be a one to three year period for the lease term, and upfront lease option fees. Most of the time this fee is non-refundable. The option fees can range anywhere from $0 to $10,000, with the average fee being $1,500. Keep in mind these fees differ from state to state and city to city. Under a lease purchase agreement, a portion of you rent goes to the equity of the loan and is applied to the down payment when you purchase the home.

As with any home purchase, whether you buy now or lease now, you will want to have the home inspected and document any necessary repairs. Also, take photos to document the home's condition. Make sure you keep records of your payment for each month. Verify there are no liens of any type against the property. This will take a short trip to the court house to search the property records. Keep up with all the paperwork that is associated with the lease purchase agreement and the home itself.

Keep in mind, it is always a great idea to use a real estate professional to assist you through the lease purchase agreement. This will ensure that you do understand the contract, know how it works and have a successful transaction.
