Just a reminder to spring forward an hour this Sunday morning at 2am. I had a great week of education at the RE/MAX convention and look forward to sharing with you.

FHA has announced rate increases that will affect buyers significantly. Effective April 1, 2012, the up-front MIP will increase from 1% to 1.75% and there will be additional .10 to .25% increases in the annual rates as well depending upon loan amounts. Now is the time to buy if using FHA.

The overall inventory and the number of short sales available in Montgomery County continue to decrease. Motivated sellers have a great opportunity to take advantage of today’s market before any potential influx of new foreclosures become available. If you or anyone you know are considering making a move, please let me know.

Successful short sales require a fair and reasonable offer. Lowball offers only stand to be rejected by the seller or the countered by the lender. Seller’s understand that failure to close mean they are one step closer to foreclosure, something they wish to avoid. Lenders are moving more assets into their short sale divisions as they try to shorten the timeframe for approval. However, if you are on a strict deadline for moving, a short sale may not be right for you unless you have temporary housing available. For more information, please ask.

The Montgomery County Distressed Market

If you or someone you know are planning on buying using a FHA loan, please note that the new budget calls for an increase in the upfront FHA funding fee. This increase will range between .25- .50% depending upon the purchase price. We don’t have an effective date yet but it’s likely these changes will take affect in the Spring. On a 200K purchase, this would mean an additional $500 in closing expenses. Now is the time to buy before the increased rates take effect.

The average sold price was $415,887, down 4.71% from last year, with an average of 87 days on the market. The median sold price at $325,000 was down 3.85% from last year. The average sold price was 92.34% of the average original list price.
