...Inventory rose slightly more than usual. We have more homes on the market than the previous year...a departure from the past 4 years (click on graph). Could it be the end of the declining number of single-family homes for sale on the South Shore? I think we will see a lot of new listings in May.

I am seeing a growing number of well priced homes that have sold in a matter of hours. If you are looking for the perfect house at the perfect price, you must have a bank pre-approval and an negotiation strategy. Do not wait until prices are rapidly rising!

The bottom line is buyers are still looking for prices to come down and sellers are mostly waiting for higher prices. People are taking advantage of lower prices. Most large banks are offering 60 day locks on 30 year mortgages at around 5.2%; 15 years are about 4.5%.

Inventory Down
There are about 2,075 single-family homes on the market in Plymouth County right now…more than 500 fewer than January 2009 and almost 1,000 less than Jan. 2008. Fewer sellers helps keep prices from tumbling.



Is the market is slow or is this normal? Consider the market in 1998 where there were only 1,600 homes for sale in January.

2009 Sales
3,700 single-family homes traded hands in Plymouth County last year. Compare that to 5,745 in 2004; but 1998 was just as busy with 5,134 homes sold! What we have is a normal number of homes for sale but dismal number of "actual sales".
