THE GABLES development was built by Greystone Homes in 2001. These quaint Cape Cod-style homes are located in the community of Torrey Hills. Having lived on the east coast as a child, I love the curb-side appeal of these homes! In my opinion, they feature some of the most unique architectural styles in Carmel Valley and stand out among the red-tile roofs of so many of the neighboring communities. Unfortunately, the Gables is only a small development with floor plans ranging from three to five bedrooms and approximately 3,099 to 3,575 square feet of living space. The Gables is conveniently located near parks, schools, shopping center & freeway access. There are no HOA dues, but there is Mello-Roos.

Summer is almost over and the children will be returning to school soon. What a perfect time to enjoy the beach a few more days! Carmel Valley residents are fortunate to have one of the best beaches in California nearby. Torrey Pines State Beach is located just west of Carmel Valley at the end of Carmel Valley Road. Adjacent to the Torrey Pines State Beach is the Torrey Pines State Natural Reserve.
The State Reserve is a 1,750 acre reserve which remains home to a lagoon that is a sanctuary for migrating seabirds, trails with chaparral plants, the rare Torrey Pine trees (thus the name), eight miles of trails, a visitor center and guided nature walks on weekends. Many of us have spent our weekends enjoying, what I call, the "bump and grind" steep hill that takes you up to the
Reserve from the beach parking lot below. This park road leads to a coastal wilderness of pine forests, sandstone canyons and a network of hiking trails on the steep bluffs overlooking the sea.
Torrey Pines enjoys the protection of the State of California, from the Penasquitos river valley on the east side of the highway, to the State Park lands on the west, to the Underwater Ecological Reserve offshore. The world famous Torrey Pines Golf Course helps to safeguard the southern end of the bluffs from development while the rugged cliffs where the Torrey Pines Gliderport is located; do their part to discourage overuse.

The Torrey Pines State Beach is a wide, sandy beach which stretches 4 ½ miles from Del Mar past Los Penasquitos Lagoon to the base of the sandstone cliffs at Torrey Pines Mesa. Carmel Valley Road will take you to a popular beach right off the highway, with bathrooms, showers, lifeguards and a safe spot for young children to play by the lagoon. Torrey Pines is popular for swimming, surfing, beach jogging, boogey boarding and fishing.
Plan on spending at least one more lazy day of summer enjoying a beach picnic with your family, playing in the surf, walking the sandy shores, or simply reflecting on another beautiful California sunset.
I recently received a negative comment from an "anonymous" source that criticized my post/blog that I thought that buyers/investors should consider investing in real estate now. Specifically the criticism was directed at my remark that I thought real estate was a "safer and more secure" investment choice than leaving money in the bank. Given the recent bank failures (i.e. Indymac), I stand by my statement. I believe that there are good values in real estate in Carmel Valley right now, including "short sales". We are seeing buyers surface now sensing a "good deal" opportunity and for those sellers who are able to accept a price that is perceived as a bargain to the buyers, they get the deal. This is usually an owner who bought many years ago and has more equity. For those sellers who purchased in the past couple of years and now want to sell, it has been much more difficult. There are homes currently on the market that are listed at 20-30% less than at the value they were purchased. Carmel Valley is and will always be a desirable place to live. It has one of the best school districts in the County and is highly ranked in the nation. There are a variety of homes, styles & price ranges, the location is convenient, the shopping, parks, recreation and entertainment are easily accessible... and did I mention the close proximity to the ocean?
The purchase of real estate is a coveted commodity... ask anyone from a foreign country. The purchase of real estate is the "American Dream", these are our homes and these are our investments. So... would I personally prefer to live in my investment or visit it at an institution that may or may not mismanage my funds? Would I want to be told that anything over $100K was not insured and disappeared due to mismanagement or due to the bank's overzealous pursuit of profit over security? That is an easy answer.
I won't go into the real estate appreciation enjoyed by many over the years of investing in homes in Carmel Valley. I will leave that for another posting. I have sold real estate in Carmel Valley since 1986 and have weathered the roller coaster of the economy several times. This time the dip is much worse, but I believe we will recover and Carmel Valley, with its many wonderful community features, will survive better than most other communities in San Diego County.
