Northshore/Choto Real Estate Market Report January-June 2009

Mallard Bay Knoxville TNThe Northshore / Choto subarea of Knoxville TN area is located in the South Western most portion of Knox County and is best known for its upscale homes, lake homes, greenways, easy lake access, and good schools. The Northshore/Choto are runs adjacent to the Concord / Bluegrass and Farragut subareas and many of the homes in the Northshore / Choto area are zoned for all Farragut Schools. The Farragut area is also lumped into the broad term of West Knoxville. If you are thinking of Selling or Buying a home in Farragut area you may be interested in the recent market report.

Please note that these stats that I will be showing below are taken from the Knoxville Association of Realtors® and include only single family residence homes that are/or have been listed in the Knoxville MLS. Also, for comparison purposes I am only using data taken from January 1, 2009 to June 30, 2009.

So what does this all mean? What this shows is that the Northshore / Choto TN subarea as a whole (all subarea and all prices) has an average of 13.17 months of inventory. The absorption rate will vary by price range and specific properties (i.e. # of bedrooms, # of bathrooms, and square footage). The average closed price during June 2009 was $355,559 and sellers were able to get 98.5% of their list price.

Ever since the 1980's World's Fair was held in Knoxville, TN the city has been trying to figure out to do with the old World's Fair Park area. Over the past few years the Knoxville Convention Center, World's Fair Park Fountains, Knoxville Museum of Art, and the Fort Kid wooden playground have been built to help attract residents and visitors to the downtown area.

On Wednesday, July 8th 2009 the city of Knoxville has officially opened Knoxville's newest playground. This state of the art playground $130,000 playground is located North of the World's Fair Park and adjacent to the East TN Veteran's Memorial.

State of Tennessee Bans Texting While Driving

TN Texting while driving ban

Starting Wednesday, July 1st the state of Tennessee has a new state law that prohibits the using text messaging while driving. This includes texting while at a stop light or traffic light. People found guilty of texting while driving will be subject to a $50 fine and it will be considered a non-moving traffic violation and point will not be added to violator license.

While texting while driving is banned- driver will still be allowed to use cell phones while driving.

Other new laws in the state of TN starting on July 1, 2009 include the following:

- Colored advertisements are now allowed on buses

- Tennesseans can now have wine shipped to their homes.

- Gun dealers no longer have to take thumbprints when selling guns.

- It is now illegal to wear official military apparel
