Improvement Ideas to Instantly Increase the Value of Your Home in Cheyenne Wyoming!!! HomeGain.com's 2009 top 12 Home Improvements Survey Results showed that cleaning and de-cluttering was the easiest and most cost-effective way to make your home more appealing to buyers. For as little as $100-$200, sellers could see as much as a 10x increase in their sale price. Most of the recommended projects come in under $500, with a ROI of at least 100 per cent.

Most of the recomended improvement projects come in under $500, with a ROI of at least 100 percent. Now, most sellers can afford to do the minor repairs to achieve this maximum return on investment. One of the simplest and easiest fixes is to box up and pack away everything you are not using on a daily basis. You are planning on moving anyway, so this is the first step. This will cost approximately $100-$200 and you should see about a $1500-$2000 increase in home value...that equates to about a 872% ROI. Not bad for a weekends worth of work.

Cleaning your carpets is another way to instantly increase the value of your home. Dirty carpets and pet odors are a great way to send the buyers back out the door. This is an easy fix..rent a carpet cleaner or have a professional come in and do this. ROI is approximately 295% and 97% of Realtors surveyed recommended this.

Get out the paint brush, neutralize your paint colors...or repaint the rooms in your home to freshen them up. To paint the interior walls of your home, an investment of around $500-$750. A ROI in the area of 250% is your gain and should bring the value up about $1500-$2000.

Check out the exterior...curb appeal is paramount. If you can't get a buyer in the front door you can't sell your home. Paint the trim, or even the exterior...Add some flowers, or shrubs, mow and maintain the lawn. Make your home the most attractive in the neighborhood.

On the interior, check your plumbing...make sure all leaks are fixed. It wouldn't hurt to have a plumbing and electrical inspection done prior to a sale. The costs for these are minimal and you can address any issues on the front end, and not make repairs a concession on the sale end. Be proactive on these.

There are many other improvements that have a minimal expense to them that will increase the value of your home as well as make your home stand out in the market as the best value, and this should decrease the marketing time.

Helping our Heroe's Purchase a Home in Cheyenne Wyoming

Homes For Heroe's in Cheyenne Wyoming

Homes for Heroes is a community-minded company whose purpose is to provide real rebates and real discounts for workforce heroes who are buying or selling a home. The founders looked around and saw that many of the important people who made it possible for us to live in our communities could not afford to buy homes in these communities. So, instead of talking about it, we decided to do something about it.

Mission Statement

Our mission is to provide extraordinary savings to local heroes who provide extraordinary services to our community every day.

Workforce heroes include but are not limited to: military personnel, teachers, firefighters, peace officers, healthcare workers and other everyday heroes who provide extraordinary services to the public every day.Who qualifies as a hero?

Workforce heroes include but are not limited to: military personnel, teachers, firefighters, peace officers, healthcare workers and other everyday heroes who provide extraordinary services to the public every day.

How much will you save?

Savings vary due to the final purchase price of your home. Your Realtor, Connie Webb and Century 21 Bell Real Estate, will give back to the Hero a 25% rebate of the gross commission received to Centry21 Bell Real Estate to be used for any allowable closing costs. If this money is not fully utilized, the balance will be donated to a local charity. Check with your Homes for Heroes Realtor® for a firmer estimate. On a Homes for Heroes mortgage, you will receive your savings in the form of a discount off of fees versus a rebate in the form of a check. Real discounts for real heroes. There is also a program in place to assist sellers in selling thier home.

Wyoming CRS Donates to the VA Hopsital in Cheyenne Wyoming

Wyoming CRS Donates to the VA Hospital in Cheyenne Wyoming. The Wyoming Chapter of the Certified Residential Specialists (CRS) has given from their Hearts and donated a lot of Pre-Paid phone cards to the Veterans Hospital in Cheyenne Wyoming. Every year the CRS chooses a Charitable cause to donate to. For the past couple of years we have chosen to give back to our Veterans who have done so much for our Country.

The CRS... Certified Residential Specialists... are the creme-de-la-creme of the Realtors. To achieve this prestigious designation, a Realtor has to have extensive continuing education above and beyond the normal education to become a Realtor. They have to have a significant number of closed transactions per year, and have been in the business for a while, and lots of extra education. About 4% of all Realtors go this extra step and achieve this designation. Having the CRS designation in Real Estate is compared to having a PHD. In Wyoming we have about 200 Realtors who have achieved this designation!

A REALTOR® with the CRS® designation is your assurance you have selected a REALTOR®with the highest level of training, knowledge and experience, and a proven record of results. When you trust the most crucial financial transaction of your life to a Certified Residential Specialist, you'll be assured that:

  • You are working with an agent who subscribes to the REALTOR® Code of Ethics.
  • Your agent is a specialist in buying and selling residential real estate.
  • Your agent has access to the latest technology.
  • Your agent is a specialist in maximizing profits and minimizing costs.

These cards were given to the Human Resources Department at the VA Hospital to be distributed needed.

Cheyenne Wyoming Board of Realtors Food Drive

Cheyenne Wyoming Board of Realtors Food Drive. For the past 2 days, the Cheyenne Board of Realtors has been sponsoring a food drive to help fill the pantries of our local Charities. Just this morning, I was at one of the Grocery Stores with another Board of Realtor member and in a 2 hour period we had donations that filled 5 grocery carts. Thank you Cheyenne for your generous donations.

The beauty of these food drives is seeing people giving from their hearts. We had many young people with their parents donate, and many senior citizens donated...as well as everyone in-between.

Here is a link to a short video that I made of the food drive and posted on YouTube. http://www.youtube.com/watch?v=ajFu0LJpJ2E
