HELP! My rental has carpenter ants and I cant seem to get rid of them!

I have a rental in Boise Idaho that is infested with carpenter ants. I have been through 2 exterminators who have put stuff in my crawl space, put stuff in my walls, put stuff in the house and outside the house. My handyman found 6 nests and destroyed them and yet the keep coming back. I am a wits end. My tennant is about to move out and I don't blame her. Carpenter ants are something that must be disclosed when a house is sold and the market it terrible anyway. I can't move another tennant in until the ants are gone. I am also running out of money to deal with this problem or an empty rental. How do I get rid of these pests? Have they destroyed my house?

Well I ran for Congress and lost.

I had a bilateral mastectomy and am on the mend.

Now I need to attend to my business.

I used to be a justlisted agent with market leader. I found it sort of ok. Now they have a new product called growth leader. I am thinking about trying it out but it will cost $505 until July 1 for 60 prospects a month. These are just hits on a website. Anybody use them or chose not to. I am looking for opinions. I sort of need to do something to start prospecting again.

The Boise real estate market is doing better then most of the country. Sure houses have been sitting on the market longer than used to but we haven't had a dramatic price drop. Still we have deals here if you qualify for a mortgage. Here is a secret 90% of the people still qualify. It's only the ones with real credit issues that can't qualify. We have more foreclosures but its not like other places.

Right now the prices are soft and there are bargains to be had. I think they will rise when this mortgage mess is cleaned up. I can find a buyer a wonderful home below market value. If you want a home and qualify for the mortgage it is a great time to buy here in Boise, Idaho.

After a week of sunny sort of warmish weather it is raining.


Rain is really good since we live in an arid climate. What is even better is that I am not running an open house in the rain today!!! Today is National History Day and my son, Joshua, is completing. Therefore, I took the day off. This afternoon I will probably try to call some clients. They might even be home because it is raining. I like showing houses in the rain. You can see if they leak.

How is the Boise Real Estate Market?

Should I buy a house in this market? Treasure Valley in Idaho (edit/delete)

Every where I go people ask me:

  1. How is the housing market?
  2. Can I sell my home?
  3. Are we at the bottom of the market?
  4. When should I buy and/or sell my house?
  5. I'm upside down in my house. What do I do?
  6. Where do I go for help?
  7. Should I rent?
  8. Can I get a loan?
  9. Can I get a good deal on a home?
  10. What is a short sale?
  11. What is a bank owned property?
  12. Should I buy at a foreclosure auction?
  13. Why should I hire a real estate agent anyway?

When I was a chemist no one asked me anything about my work but everyone seems interested in real estate.....
With my scientific background I am able to analyze large amounts of data quickly and accurately. This helps me in my real estate career. I have been in Boise since 1991 and have raised three children here. I have watched the housing market since I arrived. Usually houses that are well priced sold very quickly. Now the buyers have a little time to think about the homes they saw.
I am not a fortune teller and I have no crystal ball:
Here is my opinion (lets call it data). Don't sure me if I am wrong........
In the Treasure Valley of Idaho (which includes but is not limited to Boise, Meridian, Eagle, Kuna, Star, Nampa and Caldwell) the market has declined a little. It isn't like much of the country. We didn't have the huge run up and speculation so we don't have a huge fall in prices. That said we did have a small fall in prices and builders and sellers are scrambling. The truth is:

  1. People are still moving to Idaho.
  2. Sellers can sell but they need to make concessions. The prices have held steady this year but buyers are not often offering full price when they buy.
  3. NOW is a great time to buy a home. There is a lot of homes to choose from and there are bargains out there.
  4. There are more foreclosures, bank owned properties, and short sales.
  5. If you are a distressed home owner you need an agent like me who knows how to negotiate with banks and other lien holders.
  6. Buying distress housing takes patience , but is financially rewarding.
  7. Mortgage rates are very low.
  8. Mortgages are a harder to obtain if you have poor credit. These days you need more then a pulse. You need to be able to prove that you can pay the loan. A good loan officer is essential. I know several!!!
  9. Unemployment is low. but are wages are not high.
  10. House prices are also lower then the national medium.
  11. It's hard to know when we hit rock bottom. Personally, I think we might be at the bottom. I am excepting a good sping.
  12. Overall property values do increase over time (just not now).
  13. Eagle has lots of expensive homes in foreclosure
  14. CBH and Hubble homes have overbuilt and now are lowering their price. They might not have all the bells and whistles but you get a lot of home for a relatively low price.
  15. Paying rent helps the landlord pay their mortgage (I have nothing against landlords, I am one).
  16. There are wonderful tax advantages to owning your own home.
  17. There are wonderful tax advantages to being a landlord.
What does all this mean to my answer?
  1. If you must sell and you bought your house before 2006 you will still make a profit!!!!!!!
  2. It you have good credit or cash this is a great time to buy!!!!!!!!!!!!
  3. A good loan officer is essential!!!!!!
  4. A good real estate agent (like me) if also essential.
  5. If you are dealing with builders you still want I buyers agent (the seller pays and you are represented by your own negotiator not the builders).
  6. If you are upside down or your interest rate have adjusted too high I can help negotiate with the banks.
  7. Buying a home at a foreclosure auction is risky and requires a full payment in cashiers check the day of auction.
  8. It is safer to buy a pre-foreclosure home or a bank owned property (REO)
  9. Even if you owe more then your house is worth you do not always have to bring money to closing.
  10. I believe that we are at the bottom of the market unless the government or lenders screw us up.
  11. This is a good time to move up in houses. I would sell my home first then buy the new one. (unless I wanted to be a landlord). You might not get top dollar on your current home but you will get an even better deal on the larger home.
