It happened. At least we signed. The house that was supposed to close on January 30 finally closed today. My seller disappeared the second I got the time from title. I found her 20 minutes before closing. When we got there she told me she forgot to pick up her husband. It is supposed to fund tomorrow. This has been very aggravating and we have 9 addendum's on the contract due to the delay in funding. Sometimes one wishes for a day job. So that is at least one sold on the Boise real estate market.

I had one of the best open houses ever. My partner and I had the house shining. What a difference 18 days of 4 people working plus new carpet, vinyl and paint. Before we bought it people would come in and be overwhelmed about the amount of work that was needed on the house. Today everyone loved it. I must of had 10 couples go through it. The first lady wanted to buy it, She asked me if we could do I contract tonight. I said sure but I thought her husband ought to see the house first. I also want her to see a loan officer, Dona Jeka first too. She will talk to her loan officer tomorrow. I hope she buys it , she really loves the home. I am so proud of the job we did getting the house ready. I think we spent about $6k on everything including labor. My stepmother bet us lunch that we wouldn't be ready. She admitted she owes us lunch......

A few days I started this blog. After reading lots of other blogs I am learning a lot. I have new ideas for open houses and have other peoples opinions on many aspects of our trade. I even have new ideas on short sales (something I seem to work in this year). Today I learned how to add links and pictures. This is a fun format. I fear I could spend so much time here that I forget to sell houses (a joke). Hopefully with my new tools I will be more effective and think out of the box even more.
