I don't think that words can describe this scene, so I'll just tell you that I took this picture today, at noon, at the reservoir on Old Huckleberry Road in South Wilton, CT. It is a place so peaceful, no, tranquil, that the teenagers of Wilton come down here to calm their thoughts, fears, and anxieties - many have admitted to it....

To just sit on a rock out on an outcropping, listening to the birds, geese, and ducks ...... not so far from civilization, ---- but oh, so far!, really!

It was over 60 degrees outside, blasting warm sun, no wind -- just the perfect spring day. It was a chance to feel what is coming soon - Spring in South Wilton!!!

Opportunity Today for Those Less Fortunate


I had the opportunity to speak before a small crowd in
Norwalk, CT about how the real estate market works, and what awesome opportunities there are for everyone.

This was a very special crowd, as they have been thoroughly screened by a department in the Norwalk Housing Authority's Home Ownership Program. These buyers have been spending the last two to three years cleaning up their credit, finding good jobs, paying all of their bills, and now learning all about home ownership.

Their next step will be to go out to look and then to choose a home to purchase. Everyone in the room was aware how lucky they were to be given the opportunity to even look at homes, much less purchase one! And, they were so grateful for it!

They will be given special interest rates, and some will even qualify for
grants. But, to a one, they are aware how easily they can lose this priviledge, and on the other side, how lucky and fortunate they are. They have worked very hard.

We went through
buyer's and seller's agency
, through what foreclosures are, and
short sales, and whether they would want to pursue those choices.... We spoke of every part of the purchase process, the pitfalls, the rewards and the costs .... we covered lawyers and inspections, and on and on .....

And we laughed a lot!!! They are so eager with so many questions, but so ready to laugh at themselves and me! What a wonderful group to be blessed to assist with their home purchases....

And, unlike a lot of other buyers in this world, they are "friends" of mine forever, and grateful forever!!!!!

Sooo cool! You have gotta give to get - what I get is a lot of giggles and smiles ....... and friends!

AGENCY DISCLOSURE

There are three different kinds of basic agency disclosure. All very important information to know before you begin the buying or selling homes process.

There are three types of agency....

Buyer's agency

Listing agency

Dual agency - single agency

Each agency relationship carries with it legal duties and responsibilities on the part of the broker, the agent, as well as the buyer, tenant and seller.

First of all, there is the buyer's/tenant's agency. We the agents, are referred to as the buyer's agent, when the buyer grants us permission to represent them. A buyer's agent acts solely in the best interest of their buyer. A buyer's agent has fiduciary duties the the buyer that include reasonable care, obedience, accounting, loyalty, and full disclosure. A buyer's agent must act honestly and responsibly with all parties of the transaction.

A listing agent acts solely on behalf of the seller. A listing agent has the same fiduciary duties to their seller as the buyer's agent does to their buyer. A listing agent must, in addition, disclose any and all material facts about the listed property that are known to the agent.

A dual agent is one that has been placed in a position of representing both the buyer and the seller. Both the buyer and seller need to consent in writing, acknowledging that they are informed that their agent is representing both sides of the transaction, and that they will act in a fiduciary capacity for both the buyer and seller.

The broker and agents may not disclose any personal, financial or otherwise confidential information about the other party, except as authorized in writing by the parties involved.

This is how it works in CT, and it is the law to have the buyers and sellers consent in writing. All real estate transactions must have an agency agreement signed before the first home is shown to the buyer, and before the listing is placed on the mls for the seller.

Do You Have Lots Of Low Income Housing in Your Town?

We Have Lots Of Low Income Housing in Wilton, CT!

 

We have many units in Wilton, CT.  We have 160 affordable units for our town of 17,000 people.    Some are rental, and some are for purchase.    They are small, larger, older and newer....   It is not a well known fact in town that these units exist.    

These units are in condominium complexes, single family homes, and in rental complexes such as Avalon Springs.  

Lambert Common, Crowne Pond, Perry Green, Village Court, Autumn Ridge, Parish Road, and Buckingham Road all have homes for purchase.    There are income restrictions, age restrictions, and employment restrictions all found in the covenants for these units.   Wilton, like most towns in Connecticut, have to provide a certain percentage of housing for lower and moderate income townsfolk in order to satisfy a state statute.

There also are restrictions on the selling price in addition to the above mentioned income and age and residency requirements.     In order to keep these units very affordable, the seller cannot make a good profit, but will be allowed to take any improvements into account in the selling price.  What a fabulous deal for our police, firemen and women, and town employees.    

 

There are also, as  I stated before, housing units for rent.   These are located in Avalon Springs, The Greens at Cannondale, Sunrise Development, and Ogden House.  The Greens and Sunrise are both assisted living units, whereas Ogden House and Avalon are independent living units.

The Kitchen Triangle - How Important?

Do you remember years ago in your mother's tiny kitchen, she seemed to be able to pull off cooking for a huge crowd, and without too much trouble! She could cook for a small crowd of 8 (the family), or she could pull off a dinner party for 30 with equal ease. The kitchen was always the smallest room in the house, practically, but always functioned well, due to the placement of all of the main appliances. This is home design at its best.

The main appliances were, of course, the refrigerator, the stove, and the sink. The distance in good home design could always be measured in feet, not yards. There were no huge granite counter topped islands to get in the way, There were no dishwashers, microwaves, etc. Nothing fancy, but boy, could my mother cook!

There also always was a window central to the kitchen to let in sunshine, fresh air, and the noises from children playing in the backyard. It was easy to cook and converse with this home design with the family, whether in or out, and something yummy always made its way out of the tiny kitchen.

The most important thing, ALWAYS, in our mother's kitchens and in a good design today, is the famous triangle, and close proximity of each of these crucial appliances.
