So we are out on the deck. Everyone ate all the stuff Kele left out this morning. She was at Snow Valleyth teaching a little girl to ski bright and early this morning. Then she headed up to Prudential to take two investors on a tour of bank owned cabins. You should see the one they found.

I guess we forgive her. She did fill up this basket after she took these pics.

I have so much. A great home, a great job, a super business partner , health, energy, spirtuality and most of all family.

Some times I feel like a mother hen with all the chicks.I am so greatful.

My son just moved back to California after a long university program out of state. With his degree he obtained a great engineering job and moved nearby with his nice wife and three kids.

Thanksgiving was special when I got to enjoy 8 grandkids with 7 being 4 and under. Oh, it was nice to see the big kids(mine) also.

So real estate is a "little" different!! My family and the joy they bring are a constant.

This is the time to be happy with what you do have, enjoy everyday and everyone. Let others worry and fret. They will end up the same place they started. While you will have had a great day, week, month, year and lifetime.

Like mom (who is healthy, well and turning 86 this month) used to tell me when I was in high school and worrying about the latest boyfriend----"If it is meant to be it will be and if it isn't there is no use worrying about it. "

news for first time home buyers insurance if u lose job ---lake arrowhead and its villages

In the most recent email from the California Assoication of Realtors and I quote "Through the C.A.R. Housing Affordability Fund Mortgage Protection Program (C.A.R.H.A.F. MPP), first-time home buyers who lose their jobs due to layoffs may be eligible to receive up to $1,500 per month for up to six months to help make their mortgage payments. A qualified co-buyer also can participate in the program, for a reduced monthly benefit of $750 per month for up to six months in the event of a job loss. Program benefits also include coverage for accidental disability and a $10,000 death benefit. C.A.R.'s Housing Affordability Fund is dedicating $1 million to the program this year, and estimates that as many as 3,000 families will benefit from the program throughout 2009.

To qualify for the Mortgage Protection Program, applicants must:applicants must:
. Be a first-time home buyer - someone who has not owned a home in the last three years
. Open escrow April 2, 2009, or later, and close on or before Dec. 31, 2009
. Use a California REALTOR® in the transaction
. Purchase the property in California
. Be a W-2 employee (cannot be self-employed or military personnel)

What do real estate agents who list bank owned properties have to do? Lake Arrowhead

Ok I look like I am resting. I am trying to look disinterested because Kele is on the phone. She just found out lots of information about listing Bank Owned homes. Guess what it is very expensive. Why? Well you have to pay to get the key from the home owner (sometime $500- really this means is they move out with there stuff and hand you a key), you need to pay for utilities, you need to pay for repairs , safety issues for sure, you need to pay to get cleaned up-paint-trash-yard-fix stuff!! And signs, lock boxes, open house food, flyers, lock boxes and sometimes to have people sit out your open house while you take buyers out. Ok, all of this money is put out front. If and only if you find a buyer and sell house do you get this money back in commission. And many of these home are little guys where you can put out more money than you make. Risky.

We are buyers agents for Bank Owned homes. We prefer to spend money on gas to show you great homes, technology to obtain information, so we can pass it on to you,quickly , advertising for our listings and play to balance our hard work.

So I (Gray) am laying here pretending not to listen to her on the phone. But this stuff is interesting and I never thought about it before. Makes gathering acorns and waiting for her to give me peanuts seem easy.
