Section 8 needs to go away!

As a landlord I have purchased a number of homes in my life and hoped that the rent received from them would give me a decent retirement. I became interested in Section 8 when I couldn't get a qualified renter in a couple of homes a few years ago. For those that don't know, Section 8 is a federal program that is administered by local housing agencies across the country. The government pays all or some of the tenants rent to the landlord. To qualify, you must have limited income and dependent children. I took on a number of clients and it has been the worst nightmare of my life.

The housing office in my town has many employees who work the program. It has a nice building and of course it takes a lot of money to pay for the services it provides. But what if the office becomes self serving and literally sets it self up as a service for just a few of the citizens. That is, it has a revolving door of clients that never end, hence it will always be in business.

This next statement might make you mad, but if the only qualifying items to be on the program are children and limited income, wouldn't that mean that the majority of clients are young single females who had babies out of wedlock. Don't debate this, it's a true statement. And one of the effects of this program is literally to encourage young women to have babies, usually more than one. And it would disqualify you if you have more income, so you can't marry the father(s). And with more kids, many of these young women drop out of high school and start a life dependent of the government for handouts. The sad truth is that it has destroyed our cities and towns.

Back to the landlord side, My previous tenants have little or no experience in taking care of a single family residence. After just a short time, carpets are destroyed, paint is marred in every room, appliances need fixing and wiring, plumbing and HVAC systems are damaged. What do the clients do, call and tell you to come fix it. Being a good landlord, I get over there and see where the stove no longer works because the grease on the burners are so thick that it has shorted out the burner. Or the plumbing is stopped up because you put grease down the trap. Or the screen door needs a new screen. Or one of the bedroom doors has been kicked in. The tenants take no responsibility and you have to kick them out and find a new client. Section 8 doesn't care because they say that is between you and the client. Remember, they are encouraging young women to have babies so they can have more clients. In the end, the landlord has thousands of dollars worth of damage and no recourse. You can't sue someone who has no money.

I take responsibiity for my actions, I just wish we could get more of our fellow citizens to take theirs

Hidden Pork in a Time of Need

The media has focused on the bonuses of AIG recently and I wish they would get on to larger issues. The bonuses only equaled 165 million of the 170 billion our elected officials already gave away. They knew about the bonuses so please just shut up.

For me in the real estate field, I am more concerned with the massive amount of money that is hidden each and every year in the budget for HUD. First off, let me say this. I disagree with government taking on such large roles in our lives and would like it to more proactive to the needs of taxpayers, not those that provide little to our country. If that isn't fair, I don't know what is. We clearly can change the tax code to work for all.

HUD receives billions in funds each year and then passes much of it to states who in turn send it to the various cities and counties in each state. Here is where the good supposedly intentions of get murky. Each city and county either employ or hire people to manage the money, much of which are block grants. That is, it can be used for a variety of items. The money is used to provide such items as increased insulation in homes, emergency repairs, free or interest free loans and grants to selected homeowners. A huge industry has been spawned by the people that take care of this money. Waiting each year for the next big chunk of change from the federal government, they take tax money and give it to a very few number of people. Most of which do not pay taxes or pay very little.

For example, across America there are selected homeowners that "qualify" getting their homes rebuilt for free, while their neighbors who don't qualify, get nothing. To administer the programs, tens of thousands of people now work for the government housing offices and /or consultants. Did I mention that both the Housing offices and the consultants lobby Congress for the money, plus increases each year?

Please, this is just another special interest group. We don't need them, but if you listen you would think the sky is falling. Once such program gives up to 40k per home if you are over the age of 62, disabled in some way or fall below a certain income range. So let's assume that you are 45 and both you have income of 35k. You are taking a beating in this country, paying more in taxes across the board, trying to save, etc. Now your home needs some repair. Sorry you don't qualify! I personally have been in homes of those that qualify and have seen multiple big screen televisions, pets, even boats.

If you can't spend 100 bucks to fix something in your home, but you can watch the NCAA tournament on two big screen flat panel tvs. you don't need the governments help.

Wake Forest Stunned By Cleveland State

A long night of basketball ended with favorite Wake Forest getting manhandled by Cleveland State 84-69 in the first round of the NCAA tournament. Cleveland State started strong taking a 9-0 lead it never lost. Wake Forest hung around as good teams do, but the senior laden team of Cleveland State wouldn't let them back in. Wake Forest has no seniors in it's starting lineup.

A disappointing finish to what many consider the start of a new era at Wake Forest. Sometimes you just don't have it. Congratulations to Cleveland State and good luck going forward.

Property Taxes Going Up? How can that be?

Just received my new tax valuations for a couple of properties I own and from the numbers that the tax office have put on my properties, I am much "richer" than I thought. These new valuations were "certified" Guess that means that if someone says it's so , it must be so.

How can the the tax office show increases in value in a market that is dropped in value in literally the whole world? What are they thinking? There is no reasonable thought process that could be used to show the increases, but hundreds of thousands of taxpayers in my area are fuming. And I bet that this is not the only place that it is happening.

After the federal reserve started this bubble with artificially low rates, after Congress empowered the banks and the GSEs to make bad loans, after the enforcement arms, such as the Treasury and the SEC looked the other way, now we are slapped in the face by these types of actions.

We must fight these atrocities. Please set on your computer desktop the emails of your local elected officials. Let them know that they are wrong. Tax somebody else, someone that you don't already overtax now.

Hose Speaker Pelosi is a Moron!

House speaker Nancy Pelosi spoke with a immigration friendly audience recently and basically wants the government to stop enforcing immigration law.

She says that it is un American. So, in a room filled with illegals, by the looks of the video they were Hispanic, she tells them in essence, to keep on coming! What do you think she would have said to a group of Muslims? Would she have welcomed them as much as she wants the vote of the Hispanic population?
