I ran a few Greater Danbury real estate market stats yesterday. These aren't final quite yet since some December sales still haven't been reported closed on the system.
The market was trending down at about 7% throughout most of 2008, but downturn accelerated in 4Q to about 12% year over year.
It was a busy Christmas season, simply because we had a weak fall market as people were scared away by the financial crisis. Low rates seem to be bringing buyers out of their warm, cozy homes recently, even with all the snow!! In the week before Christmas and New Year's one listing was shown 4-5 times which was more than the prior 3 months combined.
I believe the spring market will be busy, but it remains to be seen if they will be window shopping or buying.
