Capital Hill Town house market commentary in response to a question

I put together list of everything sold in that size range in that sub/ neighborhood from 2009. The one that was sold for 414k, was listed at 459k, but it was vacant, and it was a relocation company selling it, meaning that 414k sold after being on the market for 300+days is an indication that was near the bottom in early 2009, no one else was selling, and they had to sell, and there was no cost for them to sell, but someone bought it at 414k. It is not a comparable for today.


I think the new bottom for this sub market is really right around 450k, because there is a shortage of new townhouses, and the shortage will only grow in the next two years as contractors are not getting permits to build new ones and banks are not loaning 100 percent construction financing. Only cash projects are being built, and those are being built where the sales price is under 300k. If you want a 2200 square foot new homes in Burien, or Seatac, I know of a couple you can get for under 350k, but you will need a car, and at gas at 3 dollars a gallon, that makes up for the 100k price for a smaller size unit in central Seattle.

I had to go back to 2005 to get comparable properties in price, and we come up with the ones that are on the market today at a similar price or more than 2005. I think the bubble had more to do with areas which were over built for the neighborhood, such as the dome roof house on Union. I don't think this is an overbuilt neighborhood for townhouses. Condos and apartments may be another story, but that again depends on vacancy rate and the willingness of a seller to sell. I would bet if you look for an small fixer apartment building and were willing to do a project, there would be so very good up side to it.

Duck Dodge tie up

It is customary on a summer Tuesday night after the "Duck Dodge" sail boat race, to tie up to the committee raft. You can see South Lake Union behind the raft. There are a lot of nice dwelling units comming on the market this spring. Now is the time to take a look.
