Vero Beach homes for sale that were once worth $450,000 in the coveted Pointe West community are now selling in the mid 200's price range. Short sales around Vero Beach encompass all price levels and just about every neighborhood. Experts expect short sales to make up over 60% of real estate transactions from fall 2009 through the end of 2010. The trend seems to have saturated into most of Florida leaving only exclusive well to do communities only slightly affected.
Locally here in Vero Beach that trend is quite evident when comparing the barrier island short sale listing activity and closings with the mainland activity west of the Indian River Lagoon. In the more affluent areas of Florida short sales have become less frequent and thus are harder to locate. As an example here in Vero Beach, short sales are quite abundant on the mainland, with only 12 in pre-foreclosure on our barrier island. When looking for short sales in the Vero Beach area be prepared for a longer wait to obtain your property. Vero Beach short sales can take up to 6 months to close and sometimes even up to one year.
Working with a competent Vero Beach Realtor is highly recommended, due to the complexity of short sales. Everyone has heard the stories about the banks being difficult and they are all real.
