North Hill of Solon is a highly sought after neighborhood in Solon, Ohio. This is not your typical Solon neighborhood as it has many characteristics which make it unique. To begin, it offers the ideal location tucked away in a private setting yet just minutes from the highway. The North Hill area also offers a stark contrast to all the new construction developments in Solon as the homes here are older and offer charm and character not available anywhere else in the area. Buyers who crave land in Solon are attracted to North Hill as all homes are situated on large park-like wooded lots of between 1-1.5 acres, a rarity here.

Here are all sales in Pepper Pike for June, 2009 and a summary of the first half of the year.

Overall, June was a decent month in terms of home sales in Pepper Pike.
Specifically, 7 homes officially sold last month at an average sales price of $414,571. Last June, we had 14 sales at an average of $602,211. Included in this number are 2 sales over $1,500,000.
In addition, we had 2 luxury home sales last month ( sold for over $500,000 ) compared to 5 in June 2008.
MID YEAR ANALYSIS
Here is a comparison of 2008 to 2009:
In the first half of 2008, there were 37 homes sold for an average price of $486,953.
In the first half of 2009, there were 31 homes sold for an average price of $405,377.
The Pepper Pike luxury home market had 13 sales in the first half of 2008 for an average price of $844,269.
The Pepper Pike luxury home market had 7 sales in the first half of 2009 for an average price of $722,357.
SUMMARY
Overall, sales and average sales price are down in 2009 compared to last year. However, there are 17 homes currently under contract.
The average sales price and number of sales in most East side communities is down so far this year. The luxury home market, especially the $1,000,000 + price range is especially slow as well.
Moving forward, the next few weeks could see buyers making serious buying decisions so they can get into a home before the start of the school year. We may see a slowdown in August, but the fall market is typically good.
Overall, there are currently 90 single family homes on the market in Pepper Pike, with more than half ( 47 ) being listed over $500,000. In fact, there are 11 homes currently listed over $1,000,000. Considering that only 1 luxury home has been selling a month this year in Pepper Pike, it would take almost 4 years for the current luxury home inventory to be absorbed by the market, and that doesn't account for additional homes coming on the market. It is a good time for luxury home buyers, but obviously not sellers.

SOLON HOME DAYS JULY 23-JULY 26, 2009

It is that time again when central Solon becomes a mini amusement park for 4 days. The 9th annual Solon Home Days will officially begin this Thursday, July 23rd and continue through Sunday, July 26th. The festival will be held in the main parking lot of the Solon Community Park which is located at 6679 SOM Center Road in Solon, Ohio. Home Days will have a 50's theme this year, so an Elvis sighting is more than likely.
This yearly event is meant to help unify the community. All residents are invited to attend. Those not living in Solon are welcome as well. This years event promises to have something for everyone including rides for kids of all ages, games, entertainment, food, prizes, booths, and more.

While the greater Cleveland area has a ton of playgrounds, there is one that is unlike any other in Northeast Ohio and is worthy of a visit. It is called Preston's H.O.P.E. and is located in Beachwood, Ohio.
The idea of this very special playground came from a family who had a little boy named Preston who had Spinal Muscular Atrophy. He had a dream to be able to play in a park that allowed children with and without disabilities to interact with each other. After many years, millions of dollars in donations, and the generous support of the local community, Preston's H.O.P.E. ( which stands for Helping Others Play and Enjoy ) became a reality. A special thank you is in order to the Mandel Jewish Community Center as they donated the land and also operate the playground as well.
This unique playground has accessible structures that are safe and secure for children using special equipment such as a wheelchair or crutches and allows children with and without disabilities to play with each other. With over 60,000 children in Northeast Ohio having some type of disability, Preston's H.O.P.E. draws people from all over the area.
The playground is open to children of all ages and is free. There is standard playground equipment here such as a sandbox, swings, and slides, and also special areas such as Imagination Village, an area of make-believe houses. The 60,000 square foot playground is well-designed and offers benches and a picnic area. The pavilion area does not allow grilling.
Preston's H.O.P.E. is open year round, although the restrooms ( there are accessible restrooms ) are only open from April - November.
Make a point to visit this amazing playground and give your child a very special experience.
