Is this the Perfect Storm?

Or is it the Calm Before the Storm?

This could very well be the best time to buy in 20 years. It could also be the worst. It's tough to know isn't it? The talking heads all clamor for the headlines, and the more dramatic the better. Depression, poverty, war, economic meltdown, credit crunch and armageddon. Seeing through the BS is sometimes hard, and the more you read the news, the more paranoid and scared you'll be. But in my experience, the news is more entertainment than reality (Ask a journalist to explain the credit crunch...heck, ask an economist for that matter!). All I can do is try to make it work for me and my clients within the present circumstances. And real estate being a long term investment, it tends to stretch my viewpoint. So what am I doing? What are my clients doing?

Here are some reasons why people just like you are buying right now:

  • Because of the lowest interest rates in 5 years. And only getting lower...
  • Highest rental prices ever.
  • Because of a 0.2% vacancy rate in Downtown Vancouver. Finding good tenants has never been easier. And it's only going to get tougher to find a rental in this city as more people rent than buy.
  • Highly Motivated sellers. If they're selling in this market, you can assume they need to sell. Asking price is irrelevant. Write offers at ridiculously low prices and something will stick.
  • Because of falling prices. Price it in to your offer. Get the discount NOW, and watch the market catch up. If it doesn't, put that built in equity into your pocket.
  • Because of the holidays! Even motivated buyers take Christmas off, but the sellers sure don't! Fewer buyers=less competition for you.
  • Because it's still very easy to get a loan. If these rules change, you'll be saving for your down-payment until you're blue in the face. Just ask an American.
  • Because of cash flow positive properties. If you're making money every month from a property, how long can you wait until the market turns around?
  • Because your broke uncle who lives in the basement thinks it's better to wait. Being a contrarion is sometimes the best strategy.
  • Because Real Estate is better than stocks. Hands down. Yes, you heard me stockbrokers. Bring it on.

Buy when everyone else is selling, and sell when everyone else is buying. That's how you win in real estate. Some people see the opportunity, some people don't. Keep in mind that once everyone agrees, it's too late to get that sweet deal. This could be the best time to buy in your lifetime, or it's just the beginning of the end of the world. Personally, I think everyone's overreacting, but hey, that's just my take. Call me an optimist.

But homes are not selling at 50% off...

When I hear "I want a good deal", I always reply with "so what's a good deal to you?" 

No one answers quickly, if at all. But if I really push, it’s usually something like "anything good that I can get 30% under market."  Ha. You and me both buddy. 
 
The BIG mistake beginning buyers make is thinking the LIST price will be 30% under market.  The other mistake they make is that it's just going to fall out of the sky and hit them on the head.  But it's just not how it works. 
 
Folks, if it was easy we'd all be rich.  It takes work I'm afraid (I know, can you believe those infomercials lied!  I was just as shocked when I found out.).  But I digress...
 
Newby's might spend YEARS looking at list prices, waiting for that great price, and never buy a thing. "I looked but the prices were just too high."   Then when prices start to soften (um, like now.), they'll say "I can't buy now! What if it goes down forever?".  Procrastination will keep you renting my friends.
 
Investors and savvy home buyers, on the other hand, know that list prices simply don’t represent the LOWEST price the seller will take. They represent the price they'd LIKE to take.  Especially in this market.
 
So how do you find out what the seller will take? How do you find the TRUE price? How do you get that deal that you'll brag about to all your friends?  By writing an offer.  That's it.  Nothing else.
 
Experienced investors write dozens of offers a month. And why not? Offers take 5 minutes to write, and don’t cost a penny. If you can't complete on one of the subjects, the deal is dead!
 
Buyers who don’t ever buy anything, or settle for lame deals, only write an offer when they’re absolutely sure, if at all. First they want their lawyer to look at the contract, then they need to think about it, then they want their mom to see it, blah blah blah. Then MAYBE they'll get their nerve up and send an offer over.  That means they get ONE chance to negotiate ONE house. Compare that to writing 20 offers on 20 houses. Who’s going to do MUCH better?  Who's going to get the best deal?  Who's earned it?
 
Beginning buyers equate home shopping with home LOOKING. Experienced buyers KNOW that home shopping means OFFER-WRITING. 
 
Right now is a great time to be a buyer, you can negotiate the heck out of these sellers; and it's about time!  First time in 5 years you don't have to compete with 3 couples to buy something!  But only if you write offers.
