November 2008 has drawn to a close tomorrow the day after Thanksgiving I hope to focus on getting prepared to tackle what is shaping up to be an awesome December with the help of the rates falling below 5.75% for a 30 years fixed this past week and the awesome referrals from my business partners, thank you to those that have I have come to know over the last month, I have been blessed to add 4 new business partners.

We have several loans coming up that are out of the area, one in Texas, another in the KC area, and another in the St Louis region in Missouri. I would love to be able to say I have closed loans in every state in the United States, however I have not yet done that, one of my goals is to try to do that in 2009, our rates and closing costs can compete anywhere in the Nation and we are able to do conventional, VA and Rural development loans anywhere in any state in the US, we are limited to certain states for FHA.

Government financing is something we have seen a resurgence in due to the alternative programs being no longer availalbe. Financing a home under an FHA loan minimizes down payment to 3% and allows for flexible underwriting.

We have the opportunity until the end of 2009 to obtain down payment assistance for anyone who qualifies on the program, normally this is reserved for first time home buyers however due to the economic stimulus and the granted powers to MHDC this year until the end of 2009 bond money is available even if you have previously owned a home.
