They have an approval process where they check out your contractor. They have an outside consultant who approves the budget. Someone comes in to check the contractors work along the way and approve it before the contractor is paid any money. It was great! Yes the loan is complicated. No not every loan officer knows how to get it done. But it's worth it! My family has an investment that we never could have made any other way. Our neighborhood has a nice family living in what was an eye sore just a year ago. And we have had offers for more than 20% over what we owe on it! But frankly we will never sell because we have a home that is now exactly what we wanted right down to every last detail that we picked out. My advice, find a condo, find a single family, find a multi-family that needs work and buy it and make it into your dram house! You will love it.
