Solutions Real Esatate Adds 250+ More Arizona Real Estate Websites

Gilbert, Buckeye weather tough housing market

Some Valley cities are faring better than others in today's economy.

Gilbert Mayor Steve Berman is proud of how his city is doing in the tough housing market. Gilbert issued more single family home building permits in February than Chandler, Mesa, Glendale, Scottsdale, Surprise, Avondale and Queen Creek combined. In fact, it was the largest number issued in any Valley city or town in February, including Phoenix.

"There's a place for everybody," Berman said. "We've been recognized nationally by both Money Magazine and BusinessWeek as being the best place to raise a family and the best place in Arizona to live. So it's no secret that if you build a home here, you'll find a buyer for it."

But, no one beats Buckeye when it comes to resales. Buckeye saw its resale numbers more than triple from 2007 to 2008. Mayor Jackie Meck thinks it's because a lot of the older homes in his city are on big one-acre lots.

"The homes are well-built homes that have been there for years," Meck said. "People are buying into those and fixing them up."

From 2007 to 2008, sales of previously-owned homes were up everywhere except Carefree, Paradise Valley and Scottsdale. But, when it came to "new" homes," Paradise Valley and Fountain Hills saw increases in both sales and prices.

Just how affordable is the city you live in? Avondale, Gilbert and Goodyear rank highest when you compare monthly income with median home prices, both resale and new, in 2008.
