    Short Cuts

    Short cuts Equal short checks

I used to work with a guy whose motto that was to all of us. Whenever, we had the urge to maybe try to get around something. He would magically appear at our door and announce, “short cuts equal short checks”. That has stayed with me for many years now and you would not believe how true that statement really is.

I know of a transaction in LaPorte County some years ago where either the Seller or the Sellers Agent did not order a survey on the property that was being sold. Then at the closing they came to find out that they had sold both sides of the road as it was the legal property. The buyer got a heck of a deal because he was now getting both sides of the street with tons of frontage. Short cuts equal short checks. Try explaining that little screw up to your partners when they no longer have the frontage they thought they had.

The same can be said for many FSBO in this day and age. Some are facing a short sale and are trying to go it alone by negotiating with the bank, having buyers come though the house and so on. When a phone call to a Mortgage Broker or a Real Estate Agent with experience in the area of a short sale, the home could be sold sooner or even a short refi could be done for the homeowner allowing them to stay in the home that they bought and fell in love with a few years ago. Short cuts equal short checks.

And, many times you will save money with the use of a professional, like a plumber, electrician or a tree man. Let the professionals, who have the experience in negotiating and finding the right buyer sell your home. There will be no short checks

On the Extra Mile, there is no traffic jam

"The more things you do, the more you can do."

    Lucille Ball (1911–1989)
    Actress and comedienne

I was riding the bike in the gym this morning and as I always do, I was listening to a podcast. That got me to thinking that it is time for a iPod University 3, but before I do that I have something else in mind.

I am a reader and a listener. I love to learn and hear new ideas that may help me grow my business. If they are implemented correctly or at all. I have always thought of myself as the guy that goes the extra mile. Really, beyond just showing up at closings or getting a good closing gift. As someone, that makes sure they understand and that is not even the extra mile that is a part of the job.

What can a mortgage broker do to go the extra mile?

    • I had one LO that went out and helped his client scrape and paint a house to make sure it passed an FHA inspection!
    • I fax a weekly status sheet to each Realtor involved in the transaction, not really the extra, but since not many do it. I call it
    • Help with marketing ideas, you know the good ones that I know work

I think what a lot of us in the business think of as the extra mile is just a little more than doing your job. However, those little things add up when you look at the big picture. My brother and I were talking the other day about our maddening episodes at the License Branch. I will admit that I am a bit of a hot head and can get very irritated when I think someone just has a complete lack of customer service, but it seems that some just don't even do the job that they are being paid to do.

They seem to be so opposed to lift a finger to help that you just want to drag them over the counter and beat a little service in them. I pray that when someone leaves my office they know they were treated with the utmost respect. They feel that the experience could not have been better whether or not I could get them a home loan or not.

Do your clients feel that way? Havae you polled any of them lately and ask them what you could have done for them that they feel you have not?

Spend and Saving - A Nighttime Carcast

    10-30-08
    Dave Woodson

I was messing around last night and I decided to see if I could do a night time Carcast.  Well, I could and I think it tuned out pretty decent.

I focus on Spending and Saving.  We are having a lot of trouble in this nation as we are not saving.  I think a lot of people are expecting a helping hand from the gov't way too much.  They use places like Payday Loans to cash their checks and spend their entire paycheck.

Blue Chip casino had a record month last month and their gambling revenues have gone up this year.  I thought we were in an economic downturn.  I hear people complain about  gas and food prices and then gambling revenues are up.  in the Carcast, I tell a story of a little boy, who just wants to eat all of his candy and a man who is robbed of his pay check when he walks out of payday loan place.

I cannot preach this enough, if you are not saving and accumalating reserves.  Lenders are looking for a way not to loan you money.  You need to have reserves to make sure you can pay on time if you lose your job or have a bump in the road of life.
