I just read a horrible blog, and I just read a great one. Kevin Sandridge in Winter Haven , you were the good one and I have included a link for you.

I think I will preach on this till I am blue in the face. Mortgage rates are based on Mortgage Backed Securities and not the 10 Year T-note. Plus, when the Feds cuts the Funds Rate the mortgage rates tend to rise. I can show you time after time that it has happened.

Yet, I still read Average Joe LO out there telling everyone that rates will go down. Yeah, the ones that the banks lend money to each other at not the ones they lend to home buyers and home owners in Indiana or elsewhere. What is nive that my phone will ring more after the Feds make a move like the guys on Wall Street are anticipating here this week. That is when I shine and I get to teach and educate everyone the truth about these rate cuts and what it does to the Mortgage Backed Securities.

Heed, my warning if you have an LO telling that rates will go down when the Feds make a cut, Kick him or her out of your office for they know not what they are talking about! All, I can really tell you is that historically, rates tend to rise when the Fed makes a cut.

Today was the Annual Porter County Business Expo.  It is great to see so many businesses all working to create jobs and wealth in NW Indiana.  We had Law offices, Marketing Companies, a couple of Real Estate offices and some companies that I never heard of or even thought were in this area.  Like the web video guy that I have been looking for on the net and here is one in my backyard. Plus, many many more that I cannot even remember the names of or the categories they represent, but I have their card and I will be following up with them.

Yes, I do believe a million dollars is easy by networking.  The money you sace by having to do less print media for one will go a long way.  I am limiting my media budget to allow me to go out andhit more offices.  Letting them get to know me and that I know what I am talking about that I am the expert in Goverment Loans such as FHA/VA/USDA. A marketing piece is just a POS unless you back it up with action.

I was on a call tonight and when I told them that it felt great to get out of the bunker and hit the streets my motivation shot way the heck up.  If you are down in the dumps hit the streets, hit a networking group or just go to the store and "bump" into someone and talk about THEM.  I am sorry, I feel as if I am all over the place.  Hope you enjoyed the video and yes the Bunker is a little messy today.

While there are sections of the state that are out of bounds, there are whole counties that this is very useful home loan product and it is a great option for those that may have a limited income. This can also be used for new construction and even development of new home sites.

There are few stipulations and each address must be verified, but for more information visit Indiana USDA for more information.

Here is a great scenario to think of as well, since this is a no-money down program, but with the tax credit from US Gov't some buyers may be eligible for up to $7500 in tax credit. (please consult and tax advisor and while at times, I think I am a know it all, I am not)

New Bus service from Valparaiso to Chicago

A huge hit. As stated this morning in the Post-Tribune paper. There were not a lot for riders, but the ones that did ride it - Love it.

So, that in my mind gives me yet another god reason to move to Valparaiso, Indiana. Non-stop bus service, with internet and many other amenities. One rider commented, "that is was cheaper and more convenient than driving with the cost of gas, tolls, and parking.

Really, with the success of the bus service, it will give Valparaiso more ammuntion for a South Shore Spur.

Now, is really a gret time to buy in Valparaiso and Northwest Indiana. Home prices have remained steady but there are bargains out there. If you would like more information give me a call and I can introduce you to few true professionals Real Estate Agents.

All is well...

it is business as usual back in the Indigo Bunker.  The Sox play for a playoff spot, the dow is set to open a little higher today and we will work something out.  I think the biggest failure has been the lack of ability to sell this to the American people, and we don't want to be sold. 

I read that what makes these bonds so toxic, is the lack of a market to sell them.  Think of it this way, they are trying to sell a SUV with $4/gallon of gasoline so prevalent.  The SUV is still a fine car to get you from point "a" to point "b", just that no one wants one right now. 

We will be fine, back to making the American Dream come true as I have done for so many people in NW Indiana, SW Michigan and even here recently Florida.
