Well my Cash Buyer called this morning and said he was not comfortable "signing anything that committed him to me", so, he cancelled our "Shopping Date"
Sad - I had already put in and hour or two researching the 10 homes and calling the occupants to make arrangements to view them today. I told him that I'd make it exclusive to my subdivision, which is an Active Adult Community called Trilogy at Power Ranch (Gilbert, AZ).
I told him my time was valuable and that I had to have some assurance that he would spend the day with me and then ask the Realtor he was working with in Mesa (no signed documents) to draw up the contracts. Of course, he said he'd never do that - I've heard that before.
My now EX-Canadian cash buyer is gone. I'm sad, but as I was reviewing the dialog yesterday he said he really wanted to live in Mesa and that he really wanted to spend $200k or less. The houses he chose to look at today in Trilogy at Power Ranch were all $235k to $250k, and properly priced.
I really didn't want to be involved in trying to "steal" a house from my neighbors anyway. Everyone looses in that kind of a deal.
Sometimes you have to listen to your Guardian Angel and that's what I did this morning. I was NOT going to compromise my standards. Realtors are not "pond scum". We bring value and should be treated as such. No attorney or doctor would work for 2-3 hours and "hope" the Client pays them, and we should not either.
My day is now free to check out another property for another cash buyer, whom I have an Buyer Broker
Agreement with.
