A Word of Caution When Purchasing A House

Falling head over heals in love with a house can be dangerous. It can cause purchasers to often ignore or fail to realize potential serious problems of what could later be haunting obstacles blatantly starring them in the face.

A lady phoned me a while back after reading one of my previous blogs and told me the following story. They had recently purchased a home from a builder who constructs a handful of houses every year in another state. By her own admission both she and her husband had failed to do their homework and hadn't checked the reputation of the builder. They didn't know anything about his background, such as, have there been any complaints filed against him? They hadn't asked for or checked any references and in fact, hadn't toured any of the houses he had constructed in the area except for the one they fell in love with and would later purchase.

Here is what the caller shared with me and by the way gave me permission to share anonymously: Just before both she and her husband closed on the property, they asked to meet with the builder at the new house one more time. When they arrived they had a few questions which the builder seemed willing to answer without any hesitation. The final question they inquired about was: "Would you show us our property lines on all four sides of the house once again, but this time mark them off? We know we want to install a fence so property boundaries are important to us." The builder, one more time, paced off one side of the house (around 40 feet) and tied a strip of cloth to a tree there. He walked off the other sides and marked the land in a similar fashion.

This couple closed on the house, moved in and everything seemed fine until a few months later when they applied for a permit to install the fence. They were shocked to find, according to the city, they had 15 feet of land on the one side of their house (not around 40) and the land wouldn't be available for purchase because the city owns it! Can you imagine if you thought you had 40 feet and instead had 15?

Thru the years I have learned there can be unexpected surprises when purchasing Real Estate. One thing that often happens is prospective buyer's have the potential to get so taken up with a house and property, they so much fall in love with it, that they often fail to see any serious issues associated with the property until later, after the fact when sometimes it is even too late.

I urge everyone reading this to understand you need a Realtor®. Don't go it alone when purchasing a house or land. Employ the services of someone who regularly does the work of Real Estate. This licensed agent will have a deep well of names to give you when it comes to your home inspection, termite inspection and securing a survey of the land. How Dispute Debts With Your Creditor

I decided to re-blog this important information. Hopefully you will appreciate the help that is offered here in caring for an error on your Credit Report.

I had someone speak with me recently about how to correct an inaccuracy on their Credit Report. In simple terms, they wanted to dispute something they believed was wrong on their Report from one of the Credit Reporting Agencies. I was happy to give them the following web address for a sample letter and they have already had the corrections applied to their credit report. Here is the information you will want to utilize when you have a dispute to settle. Remember, the inaccurate information will not in all probability go away on its own. You will have to use this letter or one like it.

Here is one terrific article that would be worth your time to read if you are currently in the process or are going to be in the process of selling your house. Some Thoughts On Purchasing Your Next Home

Stressful, intimidating, sometimes down right difficult, being stripped of privacy are all terms I've heard used for first time home buyers who are either in the process of or have concluded their purchase of a home. The question becomes, what kinds of things need to be thought about when getting ready to look for and then purchase a home?

1. Mortgage should be cared for right upfront. Have you been pre-qualified for a mortgage? Getting pre-qualified before you begin touring homes is the best way to know what is truly affordable. Many people fall into the trap of looking first, falling in love with a house that's well out of their price range and then meeting up with huge disappointment when they find out it is too much house for what the bank will give a loan for. Getting pre-qualified and then only looking in the price range you are qualified for is an important part of house shopping. 2. Consider where you would like to live. We are talking location, location, location here. I recently penned an article that stressed, "A house needs to be near what's important to you and your every day lifestyle". As I stressed in that earlier article: How important is it to you that you live close to your church, school, or a particular kind of grocery store? Does someone in your family need medical treatment on a regular basis? That alone would necessitate the need of living close to doctors and hospitals. Remember, location is very important when looking for a place to call home.

3. What are your wants and needs in reference to your next house? How large should it be? What about if your family increases in size? Does it have enough room for you to grow? What should the house feel like when you walk in? For sure you want it to feel comfortable; you more than likely want it to feel like you belong there? Your feelings are very important when looking for a house. If this house doesn't feel like it could be home to you, then keep on looking on. By the way, look for your house on the Northern Virginia MLS. You will have to register but I am the only one to see your personal information and I will never share it with anyone else.

4. Always remember you will one day want to sell again. We live in an age of transition. We change furniture more often than our parents did. We move from city to city, job to job more often than previous generations. Keeping that in mind, many people do not live in their house for the full term of their mortgage. When looking for that right house, keep in mind that at some point you will probably want to put your home on the market, so don't compromise in what is important to you. If you decide a house has some aspect that you can pass over, you need to be aware that someone else may not feel the same way. When looking for the right house, choose one that is not only appealing to you, but there is a high possibility it will be appealing to someone else down the road when you offer it "for sale".
