Floor Time! Well somebody has got to do it! I am always thankful when there is someone in the office to make an appointment or answer a question about any of my listings. I think when prospects reach someone in person; it provides an opportunity to generate interest in the listing they are seeking information about. A cheerful, "Certainly, I will be happy to get that information for you", goes a long way. Actually, a good percentage of my sales have come from either answering the phone on floor time or handling walk-ins. It's always that first contact that makes a difference. And after all, aren’t you half way there if the prospect is walking in or calling you? They already have some interest and are waiting for you to help them.

Why go the extra mile?

I have recently been asked by a colleague why do I hold my open houses for four hours. Why tie up a Sunday from 12:00 to 4:00? My immediate response was because I wish to give my seller every opportunity to sell their home. After my experience this Sunday, I realized that my convictions were verified. At 3:50 P.M. a prospect walked thru the door of my open house. My listing is in Waterbury CT. (see more at www.64ridgelanddr.com). This visitor was from Weatogue, CT. I asked how in the world did they hear about my open house all the way from Weatogue? Turns out a neighbor referred them. More discussion ensued and I discovered that they visited other open houses in Waterbury, and they visited mine last. Of course this house is impressive, and by the end of the visit, the prospect was asking me about finance. Regardless of the outcome, my open house was the last positive and hopefully lasting impression on this prospect.

Take a look in the Sunday paper see all the two hour open houses. I can confirm in print to my seller that I am working hard for them. It is a win-win practice!
